Does anyone know what the new stores are going to be in the new AMC wing at Chesterfield Mall?? They said that there would be new sit down resturants and stores, many with outdoor entrances facing the parking lot. I am hoping for a Cheesecake Factory. Has anybody heard anything or have any insider news at to what will be in the new wing?

I doubt a cheescake factory, but I guess it is possible. All I know is that it will be set up like a lifestyle center. I don't really follow mall development closely at all, so sorry. Arch City may know a little more.

I read an article on this somewhere... I think the article mentioned Talbot's moving there. Talbot's seems to be an anchor of a smaller shopping center just down Clarkson. I wonder how their moving will effect those smaller stores.

I doubt Talbots is going to move there. They just moved into a brand new shopping center just across the street from the mall and P.F. Changs. It has other stores like Chicos and stuff like that. The center just opened last year and is owned by the same people as Plaza Frontenac.

I've been taking pictures of the JCPenneys being demolished. I personally would like to see something like Gameworks go into that mall, but I heavily doubt Gameworks would go there. Besides the movie theater how many square feet of new retail space are they planning on adding?:)

Gameworks would be awesome, but I am not sure they would put one at Chesterfield Mall. It would be nice to have an Armani Exchange but that has better chances getting put at the Galleria or Frontenac. A big possibilty is J Crew. The St. Louis market only has one right now at Plaza Frontenac. Most cities are size have at least 2 J Crews, even KC has 2 of them. BTW, I do not see Chesterfield becoming ghetto anytime soon. The demographics for the mall are awesome. Within 3 miles of the mall the average household income is about $120,000. And the homes being built nearby off Conway and Wildhorse roads start at the $700,000's and go into the millions. There is no way the mall will go ghetto!

Technically Chesterfield and the rest of the county will be shocked if market forces turn out to meet the demand of peoples' desirability to live near where they work. This scenario is already taking shape in California, Florida, Oregon, and now Maryland. New Urbanism will fade out and a return to the major cities will result while the nonupper middle or nonwealthy will be forced to move out or pay more according to market demands. That means homes currently selling in Chesterfield for $300,000 that were built in the 1950s-1970s will take part of the market plunge and will play host to a demographic that is more mixed. Of course, the wealthy will stay where they are from Clayton and Ladue to Wildwood, but it will be like the CWE back in the 1960s and 1970s where wealthy live alongside the impovershed. Places like Bridgeton, Hazelwood, St. Ann, Maryland Heights, Affton, Oakville, St. Charles will absorb the wave of people moving out of the city and inner suburbs as the people of the mature, middleaged, and newer suburbs loose their residents. That's just an extreme possibility if the right people take advantage of the market at the right time or wrong by the other perspective. Ahhh, how middle class life stays the same. Good luck to Chesterfield, the land named after a pig farm.

I check Westfield's Chesterfield Mall site on occassion. All they are saying at this time is that new retailers will be announced in the future.

I personally don't see why a Cheesecake Factory couldn't be built at the mall especially since their targeted demographic is out west. St. Louis could support two easily, I believe.

In regards to Class A (ie. exclusive) retailers, I don't see Chesterfield landing too many of them. Class A malls in St. Louis are St. Louis Galleria, Frontenac, and West County Center.

I don't believe Westfield would put let's say......a Burberry or Armani Exchange at Chesterfield when they still have Class B stores at West County Center. West County still needs to build a more exclusive reputation like Galleria or Frontenac. Chesterfield is still going to be a very special and unique mall when done. It will certainly be more of a destination than it is now.

BTW, Houston has only one J Crew too. I do think J Crew could go at Chesterfield though.

Yea, I know Armani Exchange is just a dream at Chesterfield mall, lol. But I really agree that a second Cheesecake Factory would do great in the St. Louis Market. I do think though that Chesterfield could be able to get stores that West Couny Mall wants. West County Mall just plan sucks. The only good stores are Apple and Sony. The problem is that it is to close to Frontenac, The Galleria and Crestwood. Chesterfield has a bigger market with not as much competition, such as Wildwood, Chesterfield and areas of St. Charles with high incomes. I think this makes Chesterfield Mall look great to retailers. Im sure after this expansion and remodel the mall will be even more desirable to high end stores. Im not talking Burberry or anything though, just J Crew, Ruhel, Puma etc....

Chesterfield Mall addition reflects new style

By Mary Jo Feldstein

Of the Post-Dispatch

07/11/2005

Chesterfield Mall plans to complete its renovation by next spring and has begun signing tenants, including Cheesecake Factory and Claddagh Irish Pub.

Styled after the freestanding lifestyle centers that have rocked retailing, the 200,000-square-foot addition will feature up to 14 retailers, including four with outside entrances, a 14-screen movie theater and a food court. The $71 million project broke ground a year ago, and a spokeswoman said it's on schedule to open in March.

Westfield calls it "hy-style" and says it combines the best of traditional fashion retailing with al fresco dining, entertainment and more convenience.

"What we're trying to do with this project is combine traditional retail with the lifestyle component," said Julia Bailey, regional marketing director for Missouri for Westfield Corp., which owns Chesterfield Mall.

The retail industry began to take notice of lifestyle centers - smaller groupings of upscale retailers and restaurants - in the late 1990s. Many lifestyle centers have a neighborhood feel with streetscapes and building facades created to resemble a town square. Shoppers say they like the ambiance and the convenience of stores with nearby parking and outside entrances.

"It's certainly the hot development trend in the industry," said Patrice Duker, a spokeswoman for the International Council of Shopping Centers.

At a time when some developers see regional malls as passe, lifestyle centers have boomed. Only 30 lifestyle centers existed nationwide in 2000. There were 120 by the end of 2004. Ten to 20 of the centers are expected to open this year.

Comparatively, nine regional malls will open in the United States this year, the most since 1996, when retail experts say the lifestyle center concept began to take off.

The death of the mall, however, has not occurred. Shoppers made the same number of trips to malls, stayed longer and spent more money in 2003, the most recent data available, than in 1996 when lifestyle centers started popping up, according to research by the International Council of Shopping Centers.

But malls have seen increased competition from discounters and upscale lifestyle centers. In some instances, they're using imitation to compete.

Chesterfield Mall has seen falling sales in recent years. Sales per square foot from its specialty stores fell 2 percent last year to $284. The decline was on top of an 8 percent drop the previous year. Nationally such sales rose 4.2 percent in 2004 to $366.

"There are malls across the country trying to put an outside face to some portion of their mall to try to create a lifestyle-center feeling," said Terry McEwen, president of Poag & McEwen, a Memphis, Tenn., developer often credited with popularizing the lifestyle center.

"In many cases, it hasn't been effective," McEwen said. "In general, I think that customers would still prefer to go to a lifestyle center over a mall."

But with the right stores, parking and design, a mall could create the same feeling as a lifestyle center, McEwen said.

And Chesterfield Mall's primary market should appreciate the more upscale shopping the addition likely will bring.

Westfield said the mall targets 244,435 nearby residents with average household incomes expected to exceed $126,000 when the addition opens.

Westfield to add stores at mall

Chesterfield Journal

02/08/2006

Westfield Chesterfield shopping center has announced several new stores for the mall.

The firm is preparing for a March 31 grand opening of a $71 million renovation and redevelopment addition, including new restaurants, a new food court and more.

The mall is located at Highway 40 (Interstate 64) and Clarkson Road.

Center officials said they're planning the additions of stores including H&M, Body Central, Sharper Image and Ann Taylor Loft.

Likewise, they said several returning stores such as the Bombay Company, Select Comfort and others will occupy newly expanded spaces, while the center's two new restaurants -- Claddagh Irish Pub and The Cheesecake Factory -- will offer more dining.

A new food court, relocated to the lower level, will be featured near the center's newly opened double-decker carousel. Food court restaurants will include a new Subway sandwich shop and MaggieMoo's, as well as returning facilities such as Charley's Grilled Subs, Panda Express and Sbarro.

The center's second Family Lounge also will open March 31. It is designed for shoppers with babies and toddlers, and will be located on the lower level near the food court.

Yes, more mall expansion, and more ways for us to waste our money, kick ass.

Do people actually ask for more mall development? The few times I visit a mall, say 2 times a year, I never say, well, we sure could use some more stores, or a Armani Exchange, yes Westfield, that sure would be great! I guess I just do not care about these things.

As I travel the city more, and find local shops, I suspect my mall visits will become less. It is important to note that I only go to the mall with my girlfriend, who, like most women, love malls.

Yeah, Chesterfield will never be ghetto. It will always be know as BMW Ville/McMansion Town.
"The Grand thing was a real success," says Williams, recalling the destruction of the Ritz. We moved in on Grand Avenue and we took down that theater. We saved the neighborhood."

They should just call it a mall and get rid of that "Westfield" part. Westfield will be plastering their name all over the entrances, and that image has a huge sign with Westfield on it.

Once the movie theatre opens it will make this mall a teen hole.

"Lowe said TSG envisions an open-air, high-end mixed-use project with residential, office, retail, restaurant, theater, health club and supermarket components. In all, the project would cost more than $100 million, he said.

The development would be similar to Santana Row, an upscale living and shopping district just south of San Francisco, Lowe said."

PD article on the area malls and redevelopment plans associated with them that I think is a pretty decent write up and summary of current status of the dead malls for the region. Seems like Northwest Plaza has quietly but successfully been redeveloped but the outlier from my take on things.

In addition, add the sale of Chesterfield outlet mall only after 4 year sin to the same group that bought sears building at Chesterfield Mall with plans/idea for an "entertainment" district next to topgolf. Going from retail over saturation to now include youth sports and entertainment over saturation if developers get their tax incentives and county chip ins?
