$98k building permit application submitted for new home at 4095 Concordia Ave. On a 60-foot wide lot. I'm getting the twitches.

That block is over 1500 ft long. Jeepers! Ray should have gone up to Bates. Who platted this area?!

Yeah, that building is fantastic. I can't wait to see what they do with it.

Gravois has so much potential. I'm hoping we can see the strip realize some of its potential this decade.

^Glad to hear it's getting another shot. That's a corner with a lot of potential generally, and with a little luck it could be a hopping place. Maybe one day in the not too distant future that can be more than just an event space.

The corner retail used to be a combo barber shop/model train store. Seemed like pockets of South City circa 1997 weren’t too far removed from South City circa 1957.

I get to drive through Bevo on my way home and back... That little section of Gravois and Morgan Ford seems to be turning into a nice little retail/restaurant district (minus the parking lots on a few of those lots). The Zebra crossing on Itaska is really nice too - should be nice to add the senior living center to the mix.

^^I remember going by that trainstore during Bevo days in the 80s. For whatever reason my dad would never take me to that one. Not sure why. Loyalty to other stores? Who knows. But that's one I missed.

Good news if true, per a comment on my website, the former Alligator Oil Clothing Factory in Bevo Mill Neighborhood will be rehabbed to a charter school:
Attended the Bevo neighborhood meeting tonight and thought you would be glad to know that this site will soon be redeveloped into a Charter school. Grades 5-10, a $25M development! So excited for the neighborhood. Will they be the gators??!

Like a zero sum game, charter school rehabs abandoned property then another public school closes.

I'm happy anytime a historic rehab takes place. I did not make the personal decision to go charter with my 3 kids. But, I respect anyone who does charter, private, or deseg in the suburbs yet raises their family here. It's a very complicated scenario, charters are legal and I wish every single entity educating kids in the city the best. Not my choice but I'm glad to see it. Zero sum? I'll take the activation and investment as a plus. SLPS doesn't work for all families/parents/students. This much I do know from having friends who went that route.

3772 Chippewa at the corner with Bamberger is getting an affordable housing rehab from TGCDC, which was one of the recipients from across the region of affordable housing grants from a bank network. Looks like its currently a board up..

A Midwest BankCentre-sponsored $219,266 grant to the Tower Grove Community Development Corp. will fund the renovation of a vacant multifamily building at 3772 Chippewa St. in South St. Louis. The Tower Grove CDC will transform the building into two rental units – a three-bedroom and a four-bedroom – for immigrant families in collaboration with the International Institute of St. Louis.

No, there is no connection. It's different non-profit developers, and different funding sources.

3722 Chippewa is Tower Grove CDC using Federal Home Loan Bank of Des Moines grant funding. Marquette Homes, which includes the Melba Theater is Lutheran Development Group and Rise utilizing 9% LIHTC, State and Federal Historic Tax Credits, and CDBG via CDA.
