^Well, supposedly Twitter looked at bidding on Tik-Tok. Sounds like they didn't pull the trigger and Microsoft, the Googz, and some new kid are the only bidders. But man, Tik-Tok would be a real winner in downtown. If someone local has a bunch of spare bill(ion)s lying around.

^Walmart (I know What) is in with Microsoft and google on a joint bid. Walmart wanted to go in alone but Trump admin wanted a tech company to be the lead. Which is a whole other issue- fed government is forcing this sale, it wants a finders fee? And it’s saying who can or can’t bid.

According to the One Cardinal Way website, 58 apartments of 297 remain. 239 leased (80.5% leased). They're offering a one month free of rent promotion if you sign a lease by November 15th on select one bedroom units.

The One Cardinal Way leasing center has moved from Phase 1 to OCW itself. 

Starbucks on the first floor of the PwC Pennant Building is complete but not yet open. Job listings expired on Indeed but the link to Indeed is still available on the Ballpark Village careers page. Occupancy permits were issued in August. I wonder if they've cancelled the opening of Starbucks, but I doubt it. 

Village Whiskey has not had a building permit issued yet. No permits for Davio's Steakhouse have been issued either.

Occupancy permit was issued for the Fox Sports Midwest Office at the PwC Pennant Building.

KTVI's coverage included a brief interview with DeWitt.

"DeWitt says the 30-story residential tower in downtown St. louis is 80 percent leased out since opening to the public. While Phase 2 of Ballpark Village settles into the neighborhood, there is a look towards Phase 3.

“I’d love to see a residential tower in addition to this one,” DeWitt says. “I don’t know how big or what sort of format. I was involved in the downtown planning process. They’re unveiling that new plan and it calls for getting more residential downtown.”

^ DeWitt seems coy on how he stated another 30-story residential and referencing downtown plan.   Does he mean another high rise somewhere else in downtown and or is talking what they might be looking at for phase III.   I would assume he would first and foremost the current plan for phase III and what they might change about it or not considering successful leasing of OCW2 

Think that a slender residential tower in Cupples District and across form Busch stadium where Cupples X was to be located is a nice fit as well.

^ I read it as him being involved in the Downtown planning process and that the need for additional residential units dovetails nicely with a potential residential tower in a Phase 3.  I could maybe see DeWitt getting involved in other properties downtown, like Cupples...but not until after BPV has been filled out.

I read that as Dewitt prepping for a tax incentive ask.

Delivering on their downtown planning process = Providing value for the city = Free Tax $$$

^  & ^^ Those are both really good takes. 

That photo tour by the P-D is really impressive. For the clientele they are going for - young Cardinals fans, empty nesters wanting a hang out in the city, and corporate clients wanting a place to entertain clients - they've really delivered. If I were among that group and had signed a lease for one of these units 12 months before move ins and this is what I ended up getting I'd be pretty thrilled.

i'm really surprised to see exposed concrete walls and ceilings in the bedrooms in some of those STLToday photos. looks kind-of depressing in the photos, IMO. but also wouldn't expect most of their target demographic to be into that.

FWIW, I lived in a loft on Wash ave in my late 20s and that was one of my favorite parts about it. Gave it a city vibe to me.

^ I would venture to guess no...an article in the PD a couple years back said that most newer buildings weren't using it and were installing their own systems.  At one point they had over 130 buildings downtown on the "loop" as it's called.  Today it's around 70 or fewer buildings.  There's been some talk of legislation that would require downtown buildings to use the steam loop if the city provides incentives for their projects...but I don't think that ever went anywhere.

But I also wouldn't say it's not possible...Busch Stadium and dozens of hotels use it.  So it's not like it's totally out of the realm of possibility.

Good question. Everything around there does. The Westin, Hilton, Busch Stadium, the Tums plant do, so I would assume Ballpark Village does too. I'm just not sure it would be worthwhile for a luxury apartment building.

Residential buildings stay away for some reason. The weirdest thing I saw when I first got started were downtown apartment buildings with 100+ individual AC units
