No info that I post publicly is “insider” info, it’s all public info, you just have to know who to ask and what can and cannot be requested through sunshine laws. ^^Denis, no one self describes themselves as "[the most connected person you've never heard of]" and then walks it back. You are an insider, you like people to know it, and I agree, you never divulge things that aren't in the public domain.

I for one am glad we got people who care enough to ask questions and give us the scoop. It is work, so if he gets credited (whether he wants it or not) who cares.

Insiders are people who sit in rooms where decisions are made; that’s not me. I just have cameras in the room.

I respect DB to no end, and would vote for him when he decides to run for mayor. I relish his updates because they are solid info and typically on bigger projects or initiatives. Other info is always stats based with strong data sets.
But he's creating his own definition of insider solely as a decision maker, and not as one that knows the discussions of decision makers and possess access to them.
A fly on the wall is inside the room, so if you have cameras, literal or figurative, and the ability to talk to elected officials on a regular basis, access to developers of all ilk, and can be forceful enough to get an entire street redone (see Clark Ave) as a layperson, while knowing every single player in the game - so much so, that the Business focused periodical covering this region looks to a enthusiast forum that you participate in, or in some cases, a direct email from you for a scoop...then insider you are. You may not be at the epicenter, but you are certainly adjacent.

I've always considered an insider to be someone who works within the organization being referenced. A "Washington insider" is someone who works within a federal agency, works on Congress, the White House, or works with one of the many companies that work adjacent to the feds, like law firms and contractors.
I wouldn't consider the media who ask questions to be much of insiders. DB more or less plays that role. He knows who to talk to and who to ask for information. He talks to the insiders, but he himself isn't an insider.
Just the way I always see it. It's generally a trivial matter though, doesn't really matter.

Developer is asking for Chestnut between 10th and 9th to be vacated and also possibly 9th street along the buildings eastern side

Are they expanding the base / blowing it out for the retail? I can’t see vacating chestnut, but with 8th already vacated for City Garden maybe 9th not too big a deal since each one way streets.

One concept from several years ago had the base being reimagined. The Sears Tower underwent a similar enhancement, so I imagine that you could do a similar thing here. Especially if you wanted to have a "grander" street-level presence and expanded patio space for outdoor seating, food trucks, and other events.

The use of federal and state historic tax-credits makes any substantial alterations to the exterior highly unlikely. Now that is not an absolute statement as a true addition differentiated from the existing building could be allowed depending on design, reviewer, etc. It probably would take land that is currently public right of way to make something like that happen. Doesn't seem like a good idea to me.

My initial reaction to closing Chestnut through there wasn't too positive, but the more I think about it the more I think I'm probably okay with it, just so long as you leave pedestrian and bicycle access; creating a modal filter, as it were. Chestnut is a pretty local street already as is. Make Olive and Clark bi-directional. Use Market and Washington as the E/W primaries, Clark and Olive as the secondaries, and everything else E/W could be modally filtered without harm, I think; which is you could have periodic closures, just so long as you let pedestrians through. So I'm on board. Heal the grid . . . but not for cars. Make them take the long route. (And pay congestion pricing. When we have some. Gotta get more people downtown for that, though.)

Couldn’t you put the mechanical stuff on the roof of the first floor lobby area? Would probably require lots of new fans to force A/C 600ft up.
Never understood why AT&T didn't utilize those decks, they could have had some killer corporate parties up there.

This is purely speculation, but since it's quite likely that the whole HVAC system needs to be replaced a this point in the lifecycle of the building, it may make sense to change to decentralized heat pumps to give more flexibility in individual unit control vs. what is likely building wide or per floor control now. I don't know what that set up would look like specifically for this building, but that could allow for removal of the big centralized chiller units on the roof. Or, if sticking with a centralized system, those could potentially be reworked in a different setup with replacement.

Pedestrianizing Chestnut is one thing. Vacating is another. Been in favor of pedestrianizing it all the way from Arch to 20th for a while. Seems like something like this could be a catalyst to take pedestrianizing Chestnut seriously. The biggest win would be pedestrianizing across Tucker similar to how the Pine Mall crosses Grand at SLU. Yes the brickline will cross at Market, but its not the same as having a dedicated pedestrian crossing with its own stoplight. If vacating can happen with some permanent pedestrian ROW im all for it.
