Sounds like a good concept that you have.

Barry told me that he wants to have a “man cave” style AirBnb in 904-8 South 4th on the first floor. He said one of the tenants is moving out and would make a great BNB for folks wanting to go to the game or spend some time in an older building with nitty gritty surroundings. So we will see how that goes.

Can't wait to see those original hardwoods all polished up! Sounds like an awesome renovation, albeit well out of my price range :-(.  Passed by it a ton for a while and always thought it would be an awesome space if someone put the time into it.

One thing that detracts from this area is the number of cruisers that congregate here many evenings. The noise of motorcycles, spinning wheels and car stereos can be obnoxious.

Definitely an issue. Since most of the windows are in, I can say that they are sound deadening. So that should help with the cruiser noise. The main meeting points for the cruisers are the BP and Rallys/ZX. Those places should go but I know they won't. Eventually... maybe.

I am working on an open house of this building on Sunday, August 18th in the early afternoon. I'm working on details with Barry Adelstein, but we will see where that idea goes. It will follow a private event nearby.

Progress as of today. The street-level paper has been removed from the windows. You can see how the first-floor space is completed. They are waiting on one more piece of corner glass and then they'll install them. It looks great. Once the corner glass is installed, it will be practically finished besides some cleaning on the upper floors.

Business is probably great with plenty of unsuspecting hotel and AirBnB guests in our city wanting to try Imo's.  Then they get the disgusting, poorly constructed mess that the 4th Street location puts out, unfortunately.  Drivers are always rude, takes a long time for delivery.  We opt for Downtown/Delmar now which makes a perfect "pizza".

The drive through makes sense, I guess.  Frustrating though.  Does that mean the Imo's on Market is going to have to close, or what? I feel like all the Downtown locations cannibalize each other anyways.
Downtown Imo's on Market is exempt from the mandate because it's in the middle of a CBD.

I've been to that Imo's at the Hilton. Very limited on what they serve. It basically serves the Hilton Hotel and that's it.

The curved glass has become the number one issue at this point. the installers keep pushing the installation date back and it is frustrating.

The retail space totals out to be 1976SF (with the basement) and the asking rent price is $3000 monthly, which is just over $1.51 Per Square Foot Per Month. That's available now to whoever wants it, but no cafe. That would be too much of a mess. 

The other night, I turned the lights on for a neat night time photo. Once the corner glass is installed, this will look even better. 



Inside, progress will start happening rapidly as new hardwood is laid, cabinets are delivered, appliances are installed, bathrooms are completed, and some switches on the walls are covered up. We are waiting on the curved glass to be installed to start this work because of how the window holes let in water during rain, and we don't want them ruining the new hardwood floors. The remaining wood that is original to the building will be restored. If the timeline holds true, this project should be completed by Christmas.

The curved glass arrived. Once this is installed, we will be in the homestretch as finishing touches will come together quite rapidly. You can see in the pictures that some new hardwood has been put down.

I got involved towards the end. The window situation was a mess and they should’ve been delivered in March, but some crazy things took place between now and then that pushed the schedule way back.

There will hopefully be another project soon

Former UrbanSTL contributor and current CityScene STL operator Chris Stritzel created an album on his Flickr showing how this building was redeveloped.

The photos prior to the renovation show a diamond in the rough. It's gorgeous now. 

IMO, this should win a Landmarks STL "Most Enhanced" award.

I can't say yet. We are working with some people and will hopefully come to an agreement soon. 

And to Matt, thanks again for posting my album here. It's a stunning renovation. While it would be nice to have a Most Enhanced Award, I don't see us winning.

So several months after completion, and with me being bored, I found a 1912 photo showing the 800 and 900 blocks of South 4th Street. It clearly shows 900 with a dome on the corner. Now the owner of the building, and my boss, is considering putting the dome back. We don't really know where to start, so does anyone have any ideas? 

This picture is the only one I could find with the dome turret. The next photo to show the building is in the late 1950s and the dome is gone by then. We can see the general shape, and I've played around with photo edits to try and pick up any detailing and it looks like a relatively simple dome. Shingles on the curved part, metal point, simple base. Height looks to match the 3rd floor ceiling height (I'll have to get the exact number). We imagine it was a simple, and hollow, wooden dome.
