Drury Waits for County's Word on Eager Road Access
Access to the proposed Drury Hotel, from Eager Road, is seen as necessary, but will St. Louis County approve it?

The possible 210-room, 9-floor Drury Hotel on the corner of Eager Road and Brentwood Boulevard has the OK from Brentwood’s Planning and Zoning Commission.

The Brentwood Board of Aldermen, at a special meeting on March 14, approved blighting the previous redevelopment area and approved a conditional permit for Drury to develop a hotel.

^I'm sure they are trying to put the hotel as far from the highway as possible. Makes sense from a noise perspective.

^ I don't think that's it. Hotels are often built extremely close to highways. Materials that virtually eliminate the noise are relatively cheap and work well. See the latest hotel just a few blocks away: http://goo.gl/maps/1xRD

I think they're a) (hopefully) just cut and pasting some crap as a placeholder or b) wanting to show passers-by that there is plenty of parking.

The Creve Coeur Drury location has a built in garage on the lower 5 floors. If parking is an issue they could always go with a 14 story tower with integrated garage.

Too bad The Boulevards phase II with its mix of retail/hotel can't be built before this happens. Unfortunately, I think Drury Inn is in a lot better position to make their hotel happen before anything else in the immediate area.

Not really trying to knock the Drury family, but this has to be one of least desirable of all the hotels proposals that have been floated in the immediate area let alone Clayton. However, I doubt they are aiming for Clayton business travelers. Nor does is compare to renderings they floated for their hotel just down the freeway in the city. It also speaks to what their business model is. Decent hotels at affordable rate located along freeways with plenty of surface parking. It is what it is

What would I rather see? Drury family swap parcel with the developer who is pushing the high end strip mall where Boulevards III was suppose to be located. The Boulevards phase II incorporates more residential/apartments instead and Drury Inn bookends the development. The benefits for Drury? They still get there freeway access, garage or vertical parking can be incorporated into additional residential development and its guests actually have a doable walk to Galleria and an alternative access to city/institutions/sporting events vis metrolink, Richmond Heights station.

I'm thinking there could be a reluctance to build a bit more upscale because of the economy, but I would like to see a design more in line with their Chesterfield property.



The hotel certainly doesn't need to compete with the Ritz-Carlton in Clayton or Four Seasons downtown, but a nice mid-scale hotel with a little more sheen would be nice.

Overall, I like Drury Hotels, and stay at their hotels if the price is competitive.

Not always. Go to tripadvisor.com and look at the reviews of the Richmond Heights Homewood Suites. There are a number of complaints about the rooms facing I-170.

But I'll also agree Drury's plans look like cr*p.

Brentwood, Mo (KSDK) -- Preparations for a new hotel and restaurant in Brentwood are expected to begin in October.

The City of Brentwood issued permits approving demolition and site clearance for a Drury Inn and Suites hotel and restaurant at the southeast corner of Brentwood Boulevard and Eager Road.

The hotel will be eight stories tall and include 210 rooms.

The site includes a vacated MoDOT maintenance area and the former Ultimate Bride and H.A. Rothman buildings. It will be cleared in October and construction is expected to begin in the summer of 2014.

Construction is expected to last 15 months.

Biz journals article gives a pretty good outline of what tax incentives and dollars is involved. No wonder why you see this getting off the ground.

You wonder what discussions were or have been going on between Drury Inn and the city for the Kingshighway proposal originally floated or what Richmond Heights has been willing to discuss on the north side of I-64 with those two hotel proposals stalled. The list of tax incentives seems pretty generous on this deal.

$5.8 million TDD
Property tax abatement - 100% for first 10 years, 50% for next 13 years
Drury will also receive 50% of all sales tax generated by the hotel for the next 25 years

In my opinion, it is Brentwood wanting to see their hotel proposal get built first and Drury putting themselves in a position to capitalize on it. TIF's are out and TDD, property tax & sales tax deals are in.
