The pdf with the rendering has the Green Street logo.
Now, this image might be an indicative placeholder while the actual design is taking place. Hopefully this is the design or the design will closely resemble it.

Chris said, "Green Street is taking up this latest endeavor." He did not say that Green Street developed the rendering.
The Business Journal has a little bit more information...
Story (Behind a Paywall): https://www.bizjournals.com/stlouis/new ... ce=twitter
- Green Street is in talks to buy the property.
- The rendering was not commissioned by Green Street.
- They are studying all options for the site at this point.

"Green Street is in talks to buy the property" aka This will unfortunately probably fall through because the property owner wants (and has always wanted) a bit more than the property is worth. I'm not saying this isn't a valuable piece of property - it's obviously pretty prime real estate - but it's going to take a good sum of money to finally convince the owner to sell. But, a project like this might be just what the doctor ordered.
If the land was going to be sold for a single story retail building, then I bet the land price works for a multistory residential or hotel building.Tim wrote: ↑Nov 01, 2019"Green Street is in talks to buy the property" aka This will unfortunately probably fall through because the property owner wants (and has always wanted) a bit more than the property is worth. When was it going to be sold for a single story retail building? Do you mean the bank proposal? The owner would have leased the land to the bank.

I wonder if the STL Biz writer didn't misinterpret "Under contract" to mean acquire. Everything I've heard about the owner is that he won't sell because he views that property as a legacy for his kids/grandkids. Like the deal with Citi that fell through, this could very well be a contract for a long-term lease development. Either way, I hope what is eventually built doesn't stray too far from the rendering.chriss752 wrote: ↑Oct 30, 2019The Business Journal has a little bit more information...

I went by today and no for sale or anything sign was up unless I missed it. Not sure if one was up before or not.
So glad the auto-centric abandoned fast food building got torn down. I shutter to think that it might have been turned into a medical marijuana dispensary like Tom's in the CWE is.
I guess Greenstreet's plan for an 8-story hotel here is delayed indefinitely (thanks Covid!) if not dead. It was looking pretty good in the rendering I saw at a neighborhood meeting.

^ Is that different than the photo at the beginning of this thread? I'm assuming no updates on the aliveness vs. deadness of it?

12 story mixed use building planned for the former Church’s Chicken site on the SE corner of Delmar and Skinker.
Wow. I was anticipating something Link sized when I first heard about this. East Loop is getting vertical in a way I don’t think many anticipated and is rare outside of Downtown, CWE, Grand Center. Something to watch.

I’ll get a better picture when it’s light tomorrow.

Maybe this should be moved to the 6190 Delmar thread since it’s significant enough for its own thread. Love it that there’ll be some height there. Looks like an OPUS project, which explains the delay at 6630 Delmar. I believe these two would be connected in a way (as in go up at the same time).

Dueling drive-thrus!
Edit: Ok, maybe just a pharmacy then.

It will help that this isn't a Ferris wheel or Chase Bank with drive thru and surface parking, and that the world didn't end after The Everly was built.chriss752 wrote: ↑Oct 22, 2021Cue the NIMBY’s

I really hope this happens. Following what happened to this lot is what got me into the local development scene in the first place.
I remember asking about it in those Ask Alex segments that used to take place in the good old days of NextSTL
