I was given some marketing materials that detail a new proposal at Delmar and Skinker.

Green Street is taking up this latest endeavor. It looks like a good project. 4000SF of retail space, 2nd-floor parking, and the remaining 4 floors being a hotel and/or apartments. The materials claim a Q2 2021 delivery but that doesn't seem likely in my opinion. I wasn't told who the architect was but I figured it out. Won't say though but what I will say is that this design is a little bit older. An updated design should be coming soon. I have no clue what the cost is or if Green Street will seek tax incentives for this project.

Certainly beats the Chase Bank or the Ferris Wheel proposal.

Very nice.  I wish we could get corner buildings of this massing all over the area.  Though you said the design isn't final, I think this is a pretty solid initial offering.

This is the kind of building (as well as the previous three story proposal from two years ago discussed in the East Loop Redevelopment thread) that this corner deserves.

This has been one of the most frustrating corners in the city but if this proposal gets built it will all be worth it

I was thinking about this too.  I assumed the bank was going in, but then never heard anything else about it.  Anyone know what happened with those plans?

I don't know for sure, but there certainly was some in the neighborhood very opposed. One meeting I was at I expressed my disappointment that it was nowhere close to what the neighborhood plans showed as desired, nor met the draft form-based code (which is being worked on again) that was in the TOD plan. The head of the historic cmte really took the proposal to task. It was great.

I was worried that when they gave up on a drive thru for the bank, that they'd be able to build it by right. Maybe they could have, idk, or maybe they got cold feet given neighborhood pushback, again idk.

Great looking building and will bring much needed development to that corner, but I couldn't help but chuckle at the loop trolley peeking out in the bottom corner. Nice touch!

Interesting since the materials say Green Street and show the site at Delmar and Skinker. I have attached the document that was sent to me Saturday evening.

Strange that the last page of that flyer has the demographic circle centered on the intersection of Page and Hanley instead of Delmar/Skinker

Yes, I thought that was odd, too. And the document calls it Skinner, not Skinker. Still, the site they focus on is definitely the Southeast corner of Skinker & Delmar.

This feels like just human error to me.  Not everyone (including developers) know every single road in St. Louis and I'm sure when they had whoever create that graphic, they just selected the wrong road.

While we on UrbanSTL may not like it, the reality is that St. Louis is still an autocentric city and investors / potential tenants care about vehicle traffic.

I’d say you’re both right. But it’s probably easier to get car counts than pedestrian counts. Generally just a pressure hose laid across the street attached to a counter. A pedestrian count would probably be a little more difficult.

It may not be done, but there's no reason it couldn't be. An IR laser of the sort used to set off door bells or as a safety on garage doors would probably work just fine. Wouldn't be perfect, but you could probably figure out a pretty accurate estimate. Especially if you can find a way to figure the average false positives and subtract that out.
