^This has me howling.

I agree that it would be nice to see less beige / vomit used throughout the core.  The Standard by SLU is especially egregious.  Keep waiting for a strong wind to blow that one over.

yeah, if this thing weren't both hideous AND a monstrous super-block set back behind driveways and parking lots with wide-ass curb cuts, it might be forgivable.

It looks like 4120 and 4130 are still under contract. However, 4144 doesn’t appear under contract but it might be a glitch. Any rumblings?

  • The “41 Lindell” multi-family apartment building proposed for the sites currently occupied by both the Lindell Professional Building and the former Places For People building, has come back from the dead!
  • Dan Helmuth, the chairman of our Development Committee, and Harold Karabell met with developer Gary Hassenflu, his St. Louis attorney Jim Fredericks, and Alderman Browning earlier this week to discuss the recently-revived project.
  • Dan and Harold plan to give a report on the outcome of that meeting.
  • As most members will recall, the Association has had a number of meetings over the past several years with both the developer and his attorney, the most recent being in June of last year. That meeting produced an absolute deadlock on the merits of the “new and improved” design for the apartment building but an overwhelming opposition to the developer’s request for an alley setback variance.

Developer who planned apartments at Shannon's site now plans Central West End project

Under the plans for a project to be called 41 Lindell, Kansas City-based developer and property manager Garrison and MW Cos. would demolish the existing office buildings at 4120, 4130 and 4144 Lindell Blvd. to build a new market-rate apartment complex, according to the company’s website.

The company hopes to have all the needed city approvals within the next five months and start construction at the end of the year, said Gary Hassenflu, the developer.
The apartment building would have 222 units over seven stories, with five stories of wood-framed apartments over a two-story basement parking garage, plans on the website show. The developer plans to create a new plaza on top of the garage that would receive west sun and be set up with a pool, grill area and outdoor kitchen.
A glass-enclosed fitness room and community room would also be built on top of the deck, the company said on the website. The amenities would also include a cyber cafe, a game room, a bike storage and bike washing area, a pet washing area, and an air filtration system and touchless technology. Inside, units would have nine- to 10-foot ceilings and balconies or patios, the developer said.

Reminds me of the original RemigerDesign/Lux proposal for the Engineers site. Interesting that HDA took over design for this one and the Mike Shannon's site.

It's probably sacrilege, but I'm really getting tired of all the red brick. I'd really like to see more glass and lighter colors to brighten things up a bit. More contemporary design.

So firstl its a shame to lose the two building fronting Lindell.  This adds quite a lot of density so that is a positive that help offset the loss somewhat.  But I think if the design is to wrap around the building in the middle, then it should have some architectural link (color, style, etc.) to it rather tan just being another apartment box.

I was wondering if this project was dead. 

I don't mind wrapping around the existing building, but I think I'd like this project more if that existing building were gone, too, and if even more density could be added in its place. 

What is the reason for that building staying up? Are they holding out and the developers are just wrapping around them? Or is the building historically significant?

"Kansas City-based Garrison and MW companies are planning the 41 Lindell Apartments. This apartment complex will hold 212 apartments over 7 stories at 4120-4144 Lindell Blvd.

The property requires approval for its site plan and tax abatement. The project has been stalled but plans are still in place as of November."

WUMCRC social media always looks like it is mostly done by interns they send out to take pictures of things and then caption with whatever out of date info they can find. It rarely seems to provide any actual insight into the current status of anything.
