Doesn't CORTEX own that lot? Idk what this shady CW LLC is but the city's property search website still says CORTEX.
Yes. At least 8-12 months ago they did. Perfect for middle missing infill. 3 story walk-up. Surface park off alley. Low enough cost in the right location that the project would be successful.PeterXCV wrote: ↑Dec 29, 2025Doesn't CORTEX own that lot? The CWE form based code designates these parcels as Neighborhood General Type 3. This calls for a minimum 3 stories, max 8.

Not that I think its a good system but could Browning just do aldermanic courtesy and get this vetoed? (*Could* operative word here, i have no idea if he'd want to)
CW LLC stands for Carriage Works, which just rehabbed the building next door (which looks great). Given that they are supposedly "bringing new business to the city", I'm curious if they'll be able to convince the city to grant an exception?
I bet it passes. 50 new jobs from Maryland Heights. wHeRe R thEY paRking??
In an ideal world, a developer could partner with them on a residential, mixed-use concept and build a shared garage, or even a concealed lot accessible from the alley.

I’m actually fine with this. Already vacant lot. Privately financed and likely required to find a good tenant for Carriage Works. Obviously would prefer a mid rise but there are plenty of lots in the area ready for a mid rise.
When I first saw this post, I thought we were talking about the corner of FP and Vandy. Now that I understand where it really is, I'm not too upset. Like addxb2 says, it's currently just a vacant lot, and the trade-off for the new jobs next door is probably worth it. Plus, parking lots can always be built on later.
Eh I don't like that CORTEX has landbanked so many lots in the CWE, developed like 5 of them and turned the rest into parking lots. Considering how Fiorello all but threw a fit at having their tax breaks threatened, I think we deserve better.
Those blocks of Laclede and West Pine between Vandeventer and Sarah (and Forest Park, for that matter) have so much space taken up by surface or garage parking when they could be a vibrant transition between SLU & the CWE.

Seems like quite a bit of street frontage at 175 feet. I wonder If this is truly necessary or a bit of overreach.dbInSouthCity wrote: ↑Dec 29, 2025On the 01/14 board of adjustment hearing agenda

Seconding this. Cortex intentionally landbanked this area and moved aside just in time for a parking lot. Browning will move to support this, citing the lack of development for the past few years and claiming no buyer ever stepped forward, ignoring that Cortex wasn't in a mood to move the land before now. There's also the Cortex/Browning connection in general that troubles me, but I guess having a new LLC just magically appear takes care of that.PeterXCV wrote: ↑Dec 30, 2025Eh I don't like that CORTEX has landbanked so many lots in the CWE, developed like 5 of them and turned the rest into parking lots. Reminder that the Board of Adjustment meeting is tomorrow at 1:30pm.

Is it just a WashU connection? Anyway, if memory serves, Browning rammed through subsidies for the Goodwill building after it was already halfway done.
