I've been wondering when someone would build at this site. Too bad the other project nearby next to the Papa Johns is apparently dead, but with this and the two currently going on the Foundry site, there's a lot of momentum.

^ I think 12 story is nice fit and would think a few more filling in lots & corners would be a great outcome for the city. Especially if you could fill in some nearby CORTEX lots and developments that stalled out. Will just flow well into the urban fabric coming off the higher towers along Kingshighway as you proceed into the city.
Otherwise, I'm down to essentially three spots for high rise, +20 stories, that need to be built before anywhere else in the city - Kingshighway & Lindell corner nearby (get that tower to fill out the wall!!), AHM signature wood beam tower to anchor West Downtown/City stadium and finally - BPV & a nice slim tower on the Cupples lot/next to metrolink station.

DMG Investments, a real estate and development firm that specializes in multifamily and student housing, is plotting a project on a vacant piece of land at 3901 Forest Park Ave. in the Central West End. The site is within the Cortex district and nearby Saint Louis University and the City Foundry mixed-use development.
The project is called “Air St. Louis” and still in its preliminary phases, said Maggie Crane, senior vice president of public affairs at Cortex. A zoning-only building permit application filed Aug. 19 lists the project’s estimated costs at $25 million. The parcel is currently zoned industrial, according to city property records. DMG’s preliminary plans call for ground-floor retail space and several floors of apartments, Crane said. A spokesperson for DMG didn't immediately respond to a request for comment.

I'll start with a few positives! Fills the entire lot and 7 stories is solid for that area.

Glad to see this lot filled. The design is bland like every other wood structure these days. Do like the ribbon thing that is protruding but if materials aren't right it will look cheap and fall apart quickly. Guess this intersection will be torn up a few more years.

Will match the more modern architectural marvels around it like the IKEA building, the Standard and the Element hotel /s/
But important lot to fill and residents are residents. It would’ve been great for an awesome rehabilitation like the Foundry to be surrounded by interesting buildings but nonetheless, every connector between Forest Park and downtown is a crucial step forward in our urban core.

What City board is set to review this proposal? There's room to improve it and I wonder if that City board will request minor changes.
It's better than the Standard (but we all know that product is junk) and it (initially) looks better than the Marshall catty-corner.
It's a standard apartment building design, but 310 residential units is fantastic. Toss in the high-rise proposed on Laclede, Marshall, and One Foundry Way and you get 1086 new apartments built immediately around the Foundry in the past few years. Every new resident helps build a better neighborhood, which is important (as we all know).
Retail along Vandeventer is good. Hopefully some good restaurants move in that bring crowds.

I don’t think it was ever officially dead. It’s still shown on the developer’s website. It’s been a while since its last update though. But I imagine there’s still the intent to get it built.

SLU went from extremely bullish on future enrollment a couple years ago to falling short this year. Might of had an impact on these student housing projects. I'm a little perplexed why we aren't seeing proposals for student housing closer to the Cortex station, there is plenty of land available that is walkable/bikable to SLU but would also have easy Metro access to the Danforth campus and Med School. Would seem to be a safer investment for student housing developers.

The US gave out 38% fewer students visas in 2024 vs 2023. Both the enrollment decline and budget deficit were both solely because of the massive drop off in international students.

Foreign students contribute $40-$50B annually to the US economy. But the rubes are mad about paying 20% more for Kraft Singles so no more intl students.
