^tbh the area already has been having a lot of momentum so it'll probably be difficult to attribute further change to any specific project.

And just a quick Morgan Ford commercial overview, with a few recent openings there's just a few vacant spaces now... I think it has fared extremely well during this pandemic era. And I believe a dance studio will be replacing the old Human Fusbol spot, which closed due to the pandemic, and a restaurant is coming to the final commercial space in the new 3172 Morgan Ford mixed-use building.  So I think the old Till Sunrise spot is the only large vacant; would be nice to get that activated after years of vacancy.  (There's also a small vacant storefront closer to Arsenal and the old Verve space will also need to be renovated after the big fire.)

The area is experiencing loads of momentum, but that doesn't mean that it is anywhere near where it could or should be. 

The Morgan Ford stretch just south of the park is far stronger in my estimation north of Wyoming than it is at Wyoming or south of it. 

It's great to hear that a restaurant is coming to MoFo and that a dance studio will be replacing the human fusbol spot. 

I believe that a new coffee shop, Cursed Bikes & Coffee, is also coming near A&M Cyclery. That was announced nine months ago, though, so perhaps the plan has fallen through. 

Something is also happening at 3116 Morgan Ford, but I haven't figured out what yet.

Cursed already has a location in University City on Pershing so maybe they decided to stall on a second location?

There isn't a thread for this one, but I heard about an apt proposal for 3150 Morgan Ford Rd last year, and I saw some contractors poking around on site yesterday. One to keep an eye on...

The site of the shuttered house? 

I've been thinking that would be a great spot for a project on that strip. 

Another would be the parking lot just north across Hartford from London Tea Room.

Oh - I'd also like to see the Tower Grove Auto at Arsenal/Morgan Ford eventually turned into something better for the neighborhood, too.

Something about four stories tall with apartments seems about right for that lot.

Shhhhh. NIMBYs will go crazy if you get too ambitious. They originally overreacted to MOFO and 3201, we can't give them reason to freak out now over future things.

Well, I'll be one of the residents of the neighborhood that is most definitely in favor of progress. 

I also think that 7-11 should become something similar in scale to MoFo.

yep, with the one with the walled-off backyard - I believe it was 12ish apartments and 4ish stories.

Agreed. There are a few more along Morgan Ford right there that could the treatment. 
Unfortunately, if I remember quickly, the developers weren't all that pleased with how much more expensive and time-consuming the rehab portion of this project became.

Would love for them to figure out how to get IMO's in one of these rehabs so we can get another apartment on that lot.
