Ha, fair enough. Although I'm pretty sure the last two are bigger than 590sf, Eat-Rite would definitely fit. I've always wondered if Eat-Rite has a basement or cellar for storage though, as, viewed from the outside, there just doesn't seem to be any space in the back. Maybe the inside is bigger than the outside, ala the TARDIS...? 🤔

Either way, a ballpark Eat-Rite dishing slingers and burgers out of a 24-hour take out window would be so awesome...

Great news. Hopefully, this is a response to/indication of the number of retail space inquiries they have fielded since they issued their CDs, and they aren't simply fishing. Also, $28/sf seems pretty high for downtown.

The development details still say 78 residential units, so either they downsized some units to squeeze more in on the upper floors, or they moved and/or eliminated some amenities. The basement plan is about half residential storage, which is questionable given the location and target demographic. They could easily expand the basement resident lounge and move their fitness room and business center amenities down there. Three common areas: Great Room, rooftop party room, and basement lounge seems excessive.

I wonder if that odd/incomplete black line and new door along the north side of the building has something to do with the additional retail space...maybe a ramp and stairs?

A Facebook exchange with Chris led me to read the earlier pages of this thread

Knowing the outcome of this building, how much more disingenuous seem Jack Hollaran’s comments (from page 5):

"We put the building under contract in May. We toured the building and decided we wanted to repurpose it as mostly office space. But we studied repurposing it, and found it was cost prohibitive, which led us to removal and replacement of the building."

If I ever hit the lotto I'm commissioning a life size bronze statue of the rooster guy and putting in on a bench somewhere in the city. Nobody would get it besides maybe 100 people from UrbanSTL.

^I'm totally down with that. Maybe we need to make it a community project. We could put him on a bronze bench in the Grove. Near Chroma maybe. Or maybe in the Central West End near the Orion. Anybody have a good guess when he first started appearing in local renderings?

With construction for Ballpark Heights on schedule so far, pre-leasing is slated to begin in September or October with the opening of model apartments. The target is to begin leasing the first apartments by the time opening day rolls around in April, Bamboo founder and Managing Principal Dan Dokovic told the Business Journal. The general contractor for the renovation is St. Louis-based Brinkmann Constructors, and the architect is St. Louis design firm Arcturis.

Now that construction is underway, Dokovic is still just as enthusiastic about the location.

“It’s really cool,” Dokovic said. “One Cardinal Way is at 100% occupancy, so there’s a lot of pent-up demand for that area. People in St. Louis are crazy about the Cardinals, so it’s just another opportunity for us to provide this product down there and provide more availability for people who want to live down there. It’s just a great area, and there’s a lot of buzz.”

Also:

I don't know if they are expanding that small space they advertised on the corner, or this is just a case of some very aggressive rounding.  But either way, it's not enough room for a sports bar/restaurant to capitalize on that location.

Tums is everything else but 300 S Broadway, which was formerly the HQ for STL Community College before it got sold to a developer 3 years ago

Anyone remember in the late 2000s / early 2010s when we had a serial arsonist burning down timber frame projects one after the other.  

Not to start a conspiracy theory, but after the fire in the steeple at the Gospel Music National Museum site at the holy corners and now this...I wonder.

^ in St. Louis i just assume it's arson until shown otherwise. don't want to deal with preservation? just burn it down. denied demo? burn it down. don't want "gentrification" in your neighborhood? burn it down. wanna steal some bricks? burn it down. bored? burn it down. not like anybody's going to try and stop you or hold you accountable.

Didn’t someone say it was construction materials that caught fire here? Hardly seems like a conspiracy. Plus they knocked it out and contained most of the damage. Don’t spread conspiracies. Even the church in the CWE had its damage contained to the steeple and the owners said it wouldn’t change the redevelopment plans.

Stop spreading conspiracies.

This project was announced 2 years ago (and the same ownership announced a project on this site 4 years ago today) and it’s nearly finished….
