Renderings on the Midas website show what appears to be a large multi-family building on the 2300 block of Chestnut Street. Might be linked with the dual-brand hotels at the Wells Fargo Campus. Looks to be about 200 units.

Fantastic! Really appropriate massing for the area and a great amount of units to bolster the area. Crossing my fingers this makes it.

That roof top photo!  Building alignment will be the same as the south stands of the new stadium.  It's the "perfect picture" as the arch frames the civil courts building.  Nice!

Funny how none of those photos include the stadium.

Hmm. Didn't think of that.

Not bad at all. It appears to have retail fronting 23rd, which is a plus, but I'm always a little hesitant about proposals with that much dead space. I wish we had a mural fund to tap local artists to revive monolithic streetscapes with interactive art. Looks like a solid addition otherwise!

Green Street owns about 40% of this land. They also own the property the hotels are planned on across Jefferson. Makes me wonder if these projects will be similar to the World News site, a partnership between Midas and Green Street.

Excellent news. Now if only Drury would do a gut remodel / update of the Pear Tree Inn (or pipedream scenario they tear it down completely and build a new hotel with no set back from Market and a garage instead of surface parking).

Renderings for this one were produced on March 20th of this year according to the date received from them. So I'd say this is actively in planning.

Funny you say this since I know a guy at the Syberg's Restaurant Group who said Drury had conceptual plans that looked at building a new hotel on the parking garage portion and demo the current hotel. Those plans were shelved due to cost and instead, an overhaul is planned to bring the hotel up to date and last a while longer.

Starting to get really pumped for this area of town. I really think this is just the beginning.

In addition to this and the MLS stadium, Butler Brothers, 18th and Washington, the Jefferson Connector, and a fair bit more, are in the immediate vicinity of the stadium. The Locust Street corridor is really starting to come together. NGA is less than a mile away. The new Mercy-backed medical school will be about half of a mile away.

Union Station should be licking its chops.

I want to know what will happen with the White Knight Diner in the future.

It's only a few blocks from the MLS stadium and is in the shadow of the Butler Brothers building.

Maybe a small diner like this will find a way to survive, but with it sitting on a decent-sized lot, next to an uninspiring check-cashing building, and across the alley from an even larger lot, I wonder if it may be replaced in the future.

I also wonder about Rio Syrup Company. Will they find another location in the city?

Are we sure about that though? That would make this building 225' deep, which is massive for multifamily. And the impression I'm getting from the renderings is that it only occupies the south half of this block, not the Stray Rescue site.

😡

Drury seems to have a not-good track record of actually doing what they think about. Of course they'll cheap out.

I know that Midas is actively raising money through their fund for this right now, and it is tied in with the hotel by Wells (i.e. investors are investing in both projects).  Last I heard they were targeting construction start for Q3 but unknown if that means both or if they are staggering construction.

Excellent news!  Only a couple things to nitpick from early renderings; that long, blank wall which I assume is the garage.  And also that it looks like multiple places will be torn down despite a lot of vacant lots in the area. But I know it's all more complicated than that, and those buildings may not be all that significant.  Can someone with a better eye tell me exactly where this is?  I *think* it's the red rectangle, but it could be both the red and blue combined.  But I think there would be way more units if it was both.  Great to get some more density in the area.  Thanks, Chris.

Stray Rescue moved because of space.  They had outgrown their downtown spot and had been looking for over a year.  The new location in South City will more than triple their square footage.

This project appears to fill in the half block between Chestnut and the alley behind it.

Pretty great looking project though, so far.  This and the Wells Fargo redevelopment would immediately change the face of this part of downtown.

Plus they probably wanted to get back to somewhere with some grass. Before the stadium project you'd see a lot of the Stray Rescue dogs being walked around the old green space by the highway ramps.

It doesn’t include One Cardinal Way or the St. Louis Wheel at Union Station either

This is awesome, I hope it moves forward. All those low rise midcentury buildings in MIdtown and Downtown West should be replaced with mid rise mixed-use development. Historical redevelopment is wonderful, but a lot of people like to live in new buildings.
