I have 5 predictions for 2026…
- An announcement is made for a development of some sort at Lindell and Euclid.
- Cordish presents a refined development plan for the Millennium Hotel site that features a shorter, but wider apartment tower with fewer steps and curves in the design. The formal development plans will begin being reviewed by the City for approval by the very end of 2026 with the process extending in 2027.
- May’s tornado forces a slightly steeper population decline that we’ve been used to seeing in the year-to-year estimates, but it should be the City’s “bottom” point. I can’t see the population falling much more.
- Most crime trends continue to move in the right direction, but homicides increase. So while other crimes indicate a generally safer city, the homicide increase will guide the media and public discourse as the good trends are ignored. Regarding this: people might not listen, but having city officials hammer home the idea that crime is generally falling by providing the data and continuing to argue as such would be good. It would challenge those who say crime isn’t actually falling to present their evidence.
- Cardinals underperform and Oli Marmol is fired as manager as fans continue to not attend as many games and demand changes after lackluster seasons.

So here goes mine. DB, if you are still watching, no need to comment. Limiting myself to 10.

1) The future gospel music hall of fame burns to the grounds in a spectacular 5 alarm blaze.
2) Hassenflu actually builds at the BSoA site on West Pine
3) Something starts rising NW corner of Vandy/FPA
4) The screw up the demo of the Fanous Barr garage and ruin the marble clad building (Gill?)
5) Jefferson Arms complex opens to rave reviews
6) The Cardinals do not make the playoffs
7) The Blues trade Kyrou, Binnington and Schenn
8) The Gills take on Chemical building - if only to save Hotel St. Louis - and connect two buildings to get around the fire egress issue
9) Chaim Bloom does his thing but. Cardinals are still bad - until Yadier Molina named Manager
10) The Blues have 4 1st round picks

Yeah the predictions are out of fun whether the millennium development is scaled back significantly left as is or gets a bit bigger is all out of speculation and out of our hands but it’s fun to make guess’s on this stuff the same with BPV3 the armory with data centers or city foundry completely taking over the armory & potential expansion of the lid over 44 Railway Exchange & AT&T I think 2026 is a year that could maybe transition St.Louis in a positive way I mean none of this stuff is dead so there’s potential a few of these are on the verge of moving forward…. Wishing everyone the best for the rest of this year & the upcoming year ahead.

All right, here goes . . .

Lambert has an up year.
City closes on Railway Exchange, but no redevelopment proposal yet.
New construction announced at Foundry.
Galleria subdivides Lord and Taylor's space and successfully leases part of it. (Oops. They've already announced something for this. Let's call that one a miss due to innattention.)
TRRA breaks ground on Madison expansion. (I'll play broken clock on this one in the hope they have to do it eventually.)
A deal is announced on Municipal Courts Building.
The incentives for 909 Chestnut and Railway Exchange get cleared up, but not soon enough to get development moving.

^Yeah, sorry. Nordstrom took it over after Lord and Taylor folded or gave it up. Dick's is taking the whole thing? That'd be a big sporting goods store.

I think it is supposed to be an experiential Dick’s with golf and baseball simulators and the full slate of merchandise. Could be wrong though

Took some bits and pieces from everyone else.  Kept it to pretty much the city.   County politics and its fragmentation just seems like a big mess and the state not really supporting much.  

- Bilkens, like my current team St. Mary Gaels, have found that Mid Tier sweet spot of coach, commitment & recruitment to be legit March Madness team, for the next several years.   However, getting past Round 2 is just plain tough if your not seed 6 or better.   Bilkens deserve some Hype.
- My hopefull wish, St Louis sees some movement on NBA team as some family money inquires.   Maybe not a franchise expansion team but forming of a semi legit ownership group willing to spend a few bucks on lawyers to see what it would take.    The immediate area around Enterprise Center is prime for new stadium & more mixed use starting with old muni courts backlots.  Hopefully this leads to a legit vision for rebuilt intermodal/train station.    
- LHM will finally give a plan for their parking lot across Union Station.   No 2026 construction but a legit well planned out mixed use proposal & structured parking to go along with Union Station progress is presented.   
- Cordish secures an anchor tenant.  I'm all in it being TC but anyone see the possibility of Stifel entertaining idea of more class a space downtown?
- Stifel still acquires smaller firms.  Continuing bright spot of St Louis financial firms as the others still leverage AI to minimize cost/labor force as means to profits. 
- BPV has stalled.    Just don't see Dewitt family committed to Louis anytime soon where as LHM, AHM and Cordish, now demo is underway, just seems or feels different from the outside looking in even though Rawlings golden glove ended up in wrong spot!!! 
- AHM will have to push out Timber Tower.   The demand for another tower in city just not there with Kingshighway & Lindell tower going vertical at the moment.   
- Lambert continues to be bright spot for area infrastructure and business news, between new terminal and Boeing continued industrial development Thanks to strong leadership behind new concourse, rebuilding airport infrastructure in general (supporting facitilities) & no politics and ever increasing DOD spending w defense industrial base stronger then ever - a  debate to be had of its own.
- City Aldermen come through financially for some legit progress Railway Exchange & demo of parking structure as well as an incentive package for 909 Chestnut.  
- Convention Center expansion/phase II continues to stall due to county politics.   City has only so many resources and my bet is above on Railway Exchange & 909 over bailing out county to keep things moving forward at Convention Center/Dome.   Wish City Ald  would pull off trivecta for downtown and approve Rams Funds for each.   
- Data Center will be coming to City.   Believe enough push from business, tech and medical community to see it happen.   I do think Armory is front runner with group already formed, footprint/property secured and proximity to power substation & Wash U/Cortex.  Just don't know access to fiber but assume it is close by?
- 10 unit Modular Housing for North City will be a success.   Especially if trees, new sidewalks and curbs come along with the deal.    Urban cores w cheap available land have a golden opportunity in first time affordable homes.  I left this prediction for last but could be a game changer in so many ways
