- County and City begin discussing consolidation of some functions (Libraries, Parks, Animal Control, and Public Health). 
- State legislature discusses City and County merger. 
- State makes progress in ending City earnings tax, renewal passes at a slimmer margin than previous years. 
- Bi-State and City release BRT/LRT transit plan which includes a few new routes/components not previously included. Something tells me a more direct to Downtown connection. Board of Aldermen will either end their ballot effort  or it passes easily. 
- AT&T Plans advance. 
- Millennium demolition runs ahead of schedule. Construction moved up in schedule to Q1 or Q2 of 2027.
- Railroad Exchange garage demolition in Q3 2026.
- Railroad Redevelopment Plans announced in Q2 2026. 
- Gills are back in on Chemical Building with GSL involvement. 
- Wainwright building is safe but remains in development limbo. 
- RSA consolidated into Explore St. Louis.
- Armory Data Center does not move forward but Data Center on Choteau does. 
- CityFoundry next two phases announced. Phase 3 along Vandeventer. Phase 4 around Armory. 
- A new apartment tower designed by internationally recognized architect is announced in Grand Center. 
- Paul McKee announces small developments, slightly more impressive than a gas station and clinic. 
- Purina announces campus redevelopment, seeks incentives from State and City. 
- Union Station reveals more vision for property. 
- Cardinals make a playoff run.
- CITY makes a playoff run. 
- Battlehawks make a playoff run. 
- Blues make a playoff run. 
- Heavy snowfall during winter and stormy spring brings May flooding.

I will say wainwright building may make some breaking news in the few months.  A very interesting possibility for it is being floated right now

1. Millennium redevelopment finalize plans  with Thompson Coburn as the main tenant.
2.Homicides drop continues but less the 9 percent.
3. Cardinals attendance improves.
4. No big Announcement on BPV phase 3.
5. Chemical building to become apartments.
6. US is in a recession sunbelt hit the hardest Midwest cities not hit as hard.
7. Dems win the house. (Trump and GOP fractur).
8 Railroad exchange gets a sold redevelopment plan.
9. Downtown gets small office wins.
10. Downtown chesterfield low key scaled black.

My predictions:

1) nothing big happens
2) nothing big ever happens here, especially downtown
3) it’s not like we’re getting a 450 foot Hilton Signia glass beauty downtown like our brethren 220 miles due East who have half a million less people than us.

I would be surprised if TC ends up at Millennium.
Downtown chesterfield doesn’t start any construction at all until late 2027, plenty of time
for economics down and up turns.

I know Gills have a complete permit set for Chemical ready to go from their previous attempt. 

Excited for future Foundry updates. One thing that I'm unsure about is the Famous Barr warehouse (now that GS is out of the picture). If new construction is paused, it could be a good move for Lawrence Group, New+Found to rehab the Barr warehouse into apartments in time for the greenway bridge opening. 

What site would you select for the tower in Grand Center? (Grand & Lindell/Olive)?

Great to hear about Chemical. I hope they stay on it. I wish I had meaningful capital to encourage them.

Either the northeast corner of Lindell and Grand or somewhere along Olive or Washington between Grand and Theresa. Needs to be about 30% taller than Continental Life Building. I know nothing, just a hopeful speak it into reality attempt.

Love some of the predictions. I will eat crow if the Cards & Blues make the playoffs. That is VERY optumistic!😀

Plus 
  • it's nice to be the state capital
  • Hilton needed something mid/upper mid-tier. The Embassy Suites and "regular" Hilton in Indy are sad. Then the rest are beat up Hampton Inns, Home2 and other lower lines.
But wouldn't it be great if Hilton tore down the ugly and pedestrian unfriendly complex here and built a whole new tower?

I dont think so. i think a data center may be part of the re-development of the Armory area but not at the Armory itself.

There’s movement on phase 3 of BPV TC will be a part of that movement

The new proposed millennium apartment high rise will become St.Louis’s new 500 footer also the potential new office building will be at least 15-20 floors
There will be 2 maybe 3 big surprise developments in the city announced
City cancels brt proposal & moves forward with light rail as planned
Overall crime continues its downward trend city finally see’s less than 120 homicides for the first time in awhile
There will be at least 2 decent sized companies relocating to downtown
January February will be very cold & quite snowy city & region in stand still

As 2026 will be the 5th straight year we have had a US President over the age of 80 in office at least part of the calendar year certain potential predictions haven't been too far fetched for a while.

Just sayin.
