Trivers just posted a fun little shot of the top floor
What is up with this property? This building was supposed to open late 2018, but I don't see any opening news or announcements on here or anywhere else. According to internet reviews at least a few people have moved in, although it doesn't sound like it is entirely finished.
Their website Woodward-Lofts does not load, and Mills Properties has taken over property management. Maybe they acquired the building? (there is no information on this property on Geo St. Louis or the City Assessor's site) I got curious because I noticed they still have the temporary leasing sign up in the surface parking lot along Hunt and that lot always seems to be empty.

What makes you say it's not complete? I know a few people that live there. I'm also friends with one of the architects. I can ask.urbanitas wrote: ↑Jan 17, 2020What is up with this property? Some recent reviews said the building looked unfinished, and that listed amenities weren't there yet, FWTW. And if you look on the various apartment sites, many of the units either say available on March 24 or not yet available, and they show renderings for a lot of the common area and amenities spaces instead of actual photos. Maybe they just haven't been updated, but then as I mentioned, there is the non-functional website, and the very temporary-looking 2x4-framed "Now Leasing" sign, held down with sand bags in the empty parking lot, which has been there for several months...aprice wrote: ↑Jan 18, 2020What makes you say it's not complete? It is an enormous building, it wouldn't be surprising if they are completing and opening it in phases, although the articles never mentioned that. I was just under the impression that this had opened over a year ago, started wondering if there was any news about the retail spaces in the building, and then why I hadn't heard anything about it given the size of the project.

I was given a tour of the place at the end of December and I can vouch for it being very much finished, and it seemed pretty full (going off of the parking garage beneath the building being very occupied). Still had that new building smell! In all seriousness, it's done and it's an absolute mammoth of a building. We spent more time walking around than looking at the actual units. One could easily get lost when walking from the parking garage in a drunken stupor.urbanitas wrote: ↑Jan 19, 2020Some recent reviews said the building looked unfinished, and that listed amenities weren't there yet, FWTW. The common area's/amenities are done, and look exactly like the renderings. The coolest thing ever was the old water tanks on the roof/penthouse that they cut open and put couches in so you can sit inside and watch the sunset.

Yes, that is why the woodward-lofts.com site times out, because it is redirecting traffic to the Mills Apartments site. Most browsers are going to have a problem with that.jambo wrote: ↑Jan 23, 2020A internet search via duckduckgo revealed this site:

Good to hear that the building is all done and filled up, though. I guess they don't need to worry about appearances or leasing then.
I was at an event in this building tonight. The person hosting the event (a tenet) says it’s maybe 40% full. She said she has enjoyed having a lot of the spaces to herself at times so far.
Beyond that it’s a nice building. Great space on the roof. Very open on the bottom floor. I was impressed. Great views from forest park to downtown and all around on the top deck. The earlier poster that mentioned the water tanks, they are really cool with the couches. My friend likes the heated pool on the roof. Lots of steam coming out of it tonight with how cold it was.

^Heated outdoor pools. Reminds me of my old Colorado skiing days. Nothing better than hanging out in a steaming pool at night with huge snowflakes coming down.
Not to discredit this person but unless they're involved with leasing, I'd take this with a grain of salt. Simple observations of apartment buildings typically make them seem pretty empty when they're actually very full. I've spent quite a bit of time in several buildings downtown and I've often had the common amenities to myself. People also love to note the lack of lights on in apartments downtown when occupancy rates are over 93%, even in buildings such as Paul Brown that aren't just weekend condos. I can't explain it but apartments just tend to be quiet buildings.jshank83 wrote: ↑Jan 25, 2020The person hosting the event (a tenet) says it’s maybe 40% full.
I didn't directly ask her if she heard that from leasing but she is in contact with the building management from what I gather. So I assume it was a number told to her at some point by someone not just a number she pulled out of thin air. Either way I don't think it is near full. Could she be off and it is 65% full? sure but I doubt it is 75% or above.aprice wrote: ↑Jan 27, 2020Not to discredit this person but unless they're involved with leasing, I'd take this with a grain of salt. Completely valid. And I'm not surprised if it is around 50% occupancy. They're beautiful units but they're expensive and as others have noted, many units have windows that only face inner courtyards.jshank83 wrote: ↑Jan 27, 2020I didn't directly ask her if she heard that from leasing but she is in contact with the building management from what I gather. All those inward-facing, un-curtained windows would appear to be an exhibitionist's / voyeur's dream
Perhaps they all have shades now - some of the pictures might have just been taken before they were all installed.

Mills did not acquire the building. Since Woodward utilized federal historic credits it is subject to recapture of the federal credits if it changes ownership within the 5 year compliance period. Same ownership group.urbanitas wrote: ↑Jan 17, 2020What is up with this property? FWIW, the building is 70% occupied according to this article:
