Can any one tell me what the story is on the parking lot just to the north of your building. Is that lot used for guests or were the spots purchased as second spots? And if so, how much did they go for?

Also, has there been any issues of break-ins as that gate surrounding the lot is not very tall?

It is our second spot. You get 1 garaged spot and 1 outside spot with each unit. There have been no problems with vandalism.

IMO, combination of too many delays = lack of confidence and westward location are the problems. BUT I do believe that in time the location will be no problem and love the building. No worries.

The fact that there was a delay in getting the building finished is probably irrelevant to the potential buyers now. I just checked out their site again, and they now have an awesome photo gallery:

I don't see the common spaces. Were you referring to the shots of the stairs? If so, that is the interior of one of the two-story lofts.

You're right. I mistakenly thought that the mezzanine in one of the units was the common stairway.

The developer took a long time to complete the building--so some buyers bailed out of their contracts before ever moving in. Reduced pricing is being offered in order to fill those vacancies. Someone stated that the gigantic windows took the longest time to install.

Continual delays are no doubt the reason. I was told that at one point in time, all but 5 or 6 had at least earnest on them. I've heard a lot of speculation regarding the Western downtown area, but I'm not completely certain as to why. It's not in the heart of the City, but it offers a lot of things that being further East does not. i.e. great access to 40, 44, Forest Park Pwky, and even 70 if you don't mind venturing North. It also offers an alternative to those who don't want to be right in the middle of the hussle and bussle and neon of "downtown", but still want the loft lifestyle in the City. The location obviously hasn't deterred McGowanWalsh, as they are in the midst of developing Motor Lofts, Packard Lofts, and GEW; all at the Western edge of dowtown.

No official numbers, but I don't believe it was big a success as they had planned. I'm not a marketing genius, but I'm guessing that 10 am on a Saturday in the dead of winter may not have been the best day for it.

Directly North of the building? Bordering Washington? That lot is leased to the condo assoc. and is the second parking space for residents. Each resident gets two -- if you purchased a two-story loft, you get two indoor spots -- if you purchased any other loft, you get one spot inside and one spot outside. This lot has been leased to Westgate since the building opened. The recently added flood lights to adequately light the lot at night. It was also landscaped last year and will be freshened up when the weather gets nicer.

I wish someone would do something to improve the windows on the first floor. I shudder every time I drive by this building because the white walls make this prominent corner look dead.

We're actaully working with the local universities to put something in place to have local student art rotated throughout the year. Hopefully, this will happen sooner than later. I'd also like to see the walls painted a warmer color.

Some were contracted before the auction, but none the day of. Several have been contracted since.



I'd say 75-80% occupied.
