The redevelopment plan for the blighted properties along Chouteau east of Compton has now entered Phase II. Finally, more changes are beginning take place in this area.

Heavy equipment has begun clearing the land at 2943-3101 Chouteau. This parcel, (called "lot 2"), has sat vacant for several years. Villa Manchester (Villa Lighting) is the new owner. A building (warehouse?) of at least 130,000 square feet is to be constructed here.

Directly to the west, a 1.145-acre vacant lot at 3113 Chouteau (also commercially zoned) is currently on the market.

Phase I of this redevelopment project consisted primarily of two buildings: The Missouri State building, currently housing the Family Support and Probation and Parole divisions, and a NAPA Auto Parts store.

A third phase is still forthcoming.

I picture Cortex trying to get Brauer Supply along with any others in there own sites to move over here every time I drive down Chouteau. It seems like a good location for commercial suppliers. Just a thought.

The project developer has erected a large sign on the site with an artist's rendering of the new building. It looks nicer than I anticipated. I don't have a usable camera right now or I would have taken a picture. Maybe someone else who drives by can snap a photo.

are you talking about that empty plot of land directly east of NAPA? I always wished someone would have opened a driving range on that piece of land. not the exactly the best use for that piece of land, but it sucks driving all the way to tower tee to practice. =)

This looks like a strong project from the website, I hope this ends up how its supposed to be. I like the way the developer is trying to attract young and artsy people, because thats what this city needs more of fresh and cool people. Leaders should start promoting St. Louis as an artsy city, because it really does have the character that eccentrics of any background would appreciate. St. Louis is going to "really" get rediscovered one day and we're going to wish we wouldn't have destroyed so many of this cities wonderful neighborhoods when city real estate is at a premium again.

There are TWO empty plots of land there. The smaller one, right next door to NAPA, is for sale. The much larger one, to the east, is currently under development.

Since the small lot is only 1.145 acres, it's potential use as a commercial property is somewhat limited. It's not large enough for a typical restaurant or gas station. What kind of business could even fit into this lot? And what sort of business would be a good fit with this part of town?

^I verified that this will be Villa's new $13 million headquarters The 222,573-square-foot building will include the central offices, distribution warehouse, and a merchandise showroom. Villa will move out of its location on Vandeventer upon the building's completion, by the end of the year.

New Villa Lighting HQ Breaks Ground

Commercial Lighting Provider to Occupy Majority of $13M Facility in St. Louis

April 28, 2008

Written by Tanya Pittman

Villa Lighting has broken ground on its new headquarters facility at 3101 Chouteau Ave. in St. Louis.

The commercial lighting company will occupy about 65% of the $13 million building when it completes near the end of the year. The two-story facility will total more than 222,000 square feet of office, warehouse and showroom space and feature 32-foot ceilings, 24 dock-high doors with levelers and seals, and an ESFR sprinkler system.

The property occupies 10.4 acres between I-64 and I-44, less than a half-mile from the I-64/Compton Ave. interchange.

Coldwell Banker Commercial CRA of St. Louis is marketing the remaining 80,000 square feet for lease.

A bigger rendering.

Clayco is design-building a 222,573-square-foot office/warehouse structure for Villa Lighting. Located on a 10.4-acre site in south St. Louis, the new structure will serve as the headquarters for the commercial lighting company. The "high-cube" warehouse will feature 32-foot clear-height ceilings, 24 dock doors, two drive-in doors and an ESFR sprinkler system. The building is scheduled for completion by the end of 2008.

Not very glamorous, but we need this kind of development in the City too.

Agreed, there was little hope of any residential being built alongside the RR tracks by Chouteau. That spot between Andy's and Napa Auto Parts looked bare until this.

Great setup, solid design. This is exactly the type of building Choteau needs on its north side west of Jefferson: modern, large, and full of jobs.

Not surprisingly, construction has been hampered by all the recent rain. The site has remained almost continuously muddy.

Still, progress has been made. Grading of the land seems to be done. It's been tiered into two distinct levels; apparently the lower level will be for trucks backing up to the docks. Piles have been driven. Large drain pipes are on site, ready to be laid. Now if the weather would just cooperate.....

8) Looks like a very large project. Know if the space is all for Villa or will they lease portions? Great project for the Choteau strip.
