I think if leasing goes successfully, this could be another project for developers to look at and give nod to as development continues through the central corridor, and to the north and south. Excited to see this corner revitalized and rejuvenated. Give me one of these on every street to Forest Park, though would prefer some visual complexity (maybe 1 foundation but three distinct buildings to carve it up a little bit. A little height variance. Almost like how we used to build things, eh?
Haven't heard anything on this one in a while but according to their website, units are available for a 2/10 move-in date so seems that they are putting the finishing touches on here.

Last time i walked by (about a week ago) all the balconies were attached, and all the exterior work seemed to be finished.

I've been curious about the commercial space too, because the NW corner is the gym, and center entrance the lobby. I think (hope) maybe the NE corner is reserved for commercial space?

Despite the faster than expected early leasing, this place has not filled up. A little over 10 months later there are still 52 units available (65%). Surprising given its proximity to the Stadiums, Transit, and access to 64. What’s the word?
Based on DBs 8-week update looks like they started leasing in early March '24 and were expecting a 12-month lease up. 16-18 months for a large project isn't great, but also not unusual. Winter is slow and things pick-up again in Feb-March. Nothing to really be concerned about until until late summer.

^ Heck, you could start next with the old muni courthouse development itself by building the same on the back lot along Clark and worry about the old muni building itself later

11th and Clark, 10th and Spruce, and 9th and Spruce are all great spots for new construction.
There’s also the pointless green space at 9th and Spruce next to the equally pointless tribal armband tattoo facing the federal courthouse.
And if there’s any way the electric substation at 11th and Spruce could somehow be relocated, there’s another nice building spot.
