A big win for downtown as finally an infill project breaking ground outside of BVP after a drought (believe the Roberts Bros tower next to old Post Office being last ground up project) and not a parking structure unless I'm missing something. Thought 1801 Wash was going to lead the way but this is a great proposal.
Rehab is great but a lot of surface lot opportunities to be had and infill structures will slowly but surely bring land values up. Would love to see something real come together down the street for the Old Muni Courts w the backlot being built on in the immediate area.

^Man, if we could get something back on the docket for the Cupples X site . . . Glad this is going forward. It's deeply exciting stuff. And a good looking project. 
Great Call, forgot about the Cupples X site. I assumed that eventually you would see a residential proposal come back, say 10-15 stories with top floors getting a peek into Busch Stadium outfield if I got my bearings straight. Is that all old foundation of the previous Cupples building?
I think what we're looking at is the rubble from the building itself piled up in the basement, and that's the north wall of the foundation/basement.
Very excited to see this get going. Anyone know if the 3,000 sq retail is one bay or two (or more I suppose)? While I love the infill and the fact that it has a retail component, 3,000 sq does seem a bit light for this given it's footprint. Just hoping it's at least two retail bays. Also hoping they have it configured for additional retail in the future, should the market support it but haven't seen any plans besides just the exterior renderings.
They've been working hard on this one so far. Went in to work early the other day and saw them out there at 6:30am. They were still there when I left at 6pm.
Imagine what the previous building at this site would have been today with vision and investment….
The project is a great example of how opportunity funds benefit a community. I don't think the deal would pencil out if capital stack wasn't 10 year tax deferred money. It allows developer to play long game and investors to take lower rate of return.
