^There's one up at 367 and Parker. And another at New Halls Ferry and 270. For some reason I thought there was one on Bellfountaine somwhere or other too, but I can't find it so maybe I'm just misremembering. Anyway, there's at least a few in north county, but maybe that's not what you meant? I used to quite like QT twe . . . thirty odd years ago when I was a young pup working for the county. But they were more novel then and hadn't demolished as much I personally knew about.

It also helps that they're right next to the High School - do NOT go between 7-7:30AM or 2-3PM or you'll be elbowing through what seems like half the student body.dweebe wrote: ↑Mar 08, 2025I'm still amazed at what business the Maplewood QT pulls in, especially in the mornings. It really does become a truck stop with all the construction workers and manual labor etc. Spire trucks, Ameren trucks, lawn care trucks, tuckpointing trucks, electricians trucks etc. There are times when there are no parking spaces are available. I'm not saying this as a "woe is them" and justification to build more of these eyesores, but as a observation.
Let's flip it around...
What would be a better use at this location? From the city's perspective this is clearly going to generate more taxes (property, sales, earnings) than any other potential use.

You mean shift sales taxes. Does the increment in taxes make up for the demand on services and infrastructure and other negative externalities? Much of those costs from driving and land uses are socialized.
Would there be more earnings taxes? How many employees does US Ring Binder have?

Also have to consider that the people who lived in those houses paid taxes which the City has now been deprived of for years.

Reddit is claiming that the QTs at Choteau/Jefferson and Choteau/Vanderventer were closed overnight.
One time thing or the new normal?

What a disaster.
Not sure how justifiable it was for them to push out residents. I guess we should just hope that those residents chose to stay in the city as opposed to leaving.
How? They're essentially building a truck stop in the city limitsdweebe wrote: ↑Sep 22, 2025As much as QTs anger me (especially the land waste on South Kingshighway at Fyler) this Arsenal and Jamieson spot is a fairly justifiable location given what surrounds it.
Would you want to live here?

I know neighborhood opposition kept calling it a truck stop, but there is no evidence to that effect. Access to the interstate for large trucks is poor (not an "easy on easy off exit", includes multiple 90 degree turns) and the footprint (~150,000 sf) is just the same size as a typical QT station. QuikTrip Truckstops with diesel fueling for tractor trailers are about twice the size (~300,000 sf) to accomodate the large trucks and typical car traffic.

People happily did so. It wasn't the most pedestrian-friendly area but the houses were all clearly filled by people who had been living there a while and had invested in their homes, right down to cute garden decor.
Not particularly because they're not my style, but those homes there predated the highway I believe. And the ring binder building could be used for a million different uses more productive and culturally contributive than a gas station at an already rather congested and dangerous intersection. I don't see the benefit of adding more transient traffic here in already one of the worst air quality areas in the city.
Added to that, I don't believe the ring binder building was ever put on the market to ever see another life. Same as it goes for any property QT swipes up.
This was the previous plan, no?TalkinDev wrote: ↑Sep 23, 2025I know neighborhood opposition kept calling it a truck stop, but there is no evidence to that effect. Looks like 4 truck bays, aka, a truck stop
Wow, a floor to area ratio of 0.05. We should replace parking minimums with FAR minimums.
Keep in mind the whole site is zoned A. Single family and they'll need an alley vacated. Both require board bills, if I'm not mistaken.

How many bays does that truck stop one up at 270 and Lilac have?bwcrow1s wrote: ↑Sep 24, 2025This was the previous plan, no?TalkinDev wrote: ↑Sep 23, 2025I know neighborhood opposition kept calling it a truck stop, but there is no evidence to that effect. I'm not sure. Just pointing out that truck traffic is a partial focus that will just create a headache here. Plus, they have a gas station the next exit down, and another, ahem, competing station about a quarter mile south.dweebe wrote: ↑Sep 24, 2025How many bays does that truck stop one up at 270 and Lilac have?bwcrow1s wrote: ↑Sep 24, 2025This was the previous plan, no?TalkinDev wrote: ↑Sep 23, 2025I know neighborhood opposition kept calling it a truck stop, but there is no evidence to that effect. At this juncture, my main point is that we don't need a truck stop here. Put the property on the market and rightfully, respectfully, sod off, and stop backdooring properties. Though, damage is already done with the conditional demolition permits here.
Whomever suggested the medallion idea, please push this to the BoA. We don't need gas stations every half mile and the surreptitious property scoops are getting old. All we get is frozen land when residents will never approve this trash (see Grand and Lafayette).
