St. Louis-based Spitzberg-Lassen and Mankato Minnesota-based Tailwind Group are proposing a 12-story student-oriented housing building at 3800-08 Laclede. This site is located east of Jimmy Johns. The proposal calls for 300+/- apartments, 150 parking spaces, retail space, and administrative offices. The St. Louis Design Alliance is the architect of record. 

The development team will go before the Planning Commission on June 14th to rezone the property from "J - Industrial" to "H - Area Commercial". Despite the rezoning, the project will still need to seek variances for height and parking. Alderwoman Laura Keys is in support along with SLU, the Midtown Redevelopment Corporation, and Midas Hospitality. The site sits within the SLU-Midtown Redevelopment area.

No renderings yet, but I imagine they'll soon be released. Posting the junk site plan from the Planning Commission packet isn't useful either, so I'll just post these street view images.

With the Marshall, Vande East, and 3800 Laclede, this area has a nice dense cluster of housing taking shape. I hope either the parking lots at Vandeventer/Laclede and Vandeventer/Forest Park are next on the list.

Awesome news.  And nothing has to be torn down for it.  And 1/2 the parking per unit.  And retail.  There's a chance this could be ugly or generic, but it seems like a big win.

There's been a helluva lot of student housing built around SLU in the last few years. Has their enrollment been going up, or has there been this much unmet demand all these years?

I've always believed that St. Louis was underdeveloped in the urban core and I think that's hurt the region as far as attraction and retention of residents.

Tons of existing unmet demand. Many students I work with at SLU cite nearly years-long wait lists to sign a lease at the Standard on forest park parkway.

Yeah, I could definitely see that. It seems like recently developers have been bullish on meeting the demand for urban living (student and non-student). For decades, I feel that the St. Louis development community was very reluctant to make big invests into the urban core. This appears to be changing, but a lot of damage has been done and the city is playing catch up for sure.

With each new project around it, the Standard looks more like the sh*tty sub-standard product it is. I appreciate this development team is apparently going with brick all the way around and to the top

Ehh, I’m not going to be that critical of the Standard. They were the first to really invest in this area years before others did and helped prove the demand was there for the next developments to be proposed/built.

The Planning Commission approved rezoning.
According to Lassen, SLU expects to have 2,000 more grad students in the next three years, driven by the geospatial program ramping up.

2,000… MORE?!? That’s nearly 50% increase. Good for SLU.

This permit was cancelled few weeks after it was applied for and last week a same $85m applied prior to going to board of adjustment was cancelled on June 4th
