I like Kingside but this seems like a weird concept and that rendering looks bleak. And idk how high demand is for carryout/delivery breakfast in any case...
Looks fine. If you're looking for ways to make the Loop a 16/18 hour neighborhood, having breakfast options is a solid start. Especially for the amount of students living around there and using public transit, biking, or walking to Wash U.

As for the pubs to sustain nightlife...I've been to The Loop at night a couple of times recently, and it was striking (to me) just how dead it was on the weekend. Part of it's probably legit, part of it just perception, and also not unique to The Loop. I'm trying to think of places open beyond 11pm. Eclipse, ITAP, Puzzles, Insomnia, Ranoush, Blueberry Hill, Milano, W Karaoke...? So there are a few places, but yeah it'd be nice to sprinkle in a few more, or just get existing places to extend hours (thinking of Three Kings, specifically, and maybe even Mission Taco).

That hasn’t really been my experience. Everytime I’ve been on the loop lately the foot traffic has been pretty high and restaurants have been crowded. ^ It did seem more bustling when I went to S+S for lunch one time recently. It was 10pm and beyond that has seemed deader than I was expecting the few times I was there. But again, if there is any truth to that I don't think it's strictly a Loop issue.

Does anyone know why Salt and Smoke got rid of their seating area that was in the parking spaces in front of it, but other places on the U City side of the loop (like Ranoush, which is just a couple doors down) kept theirs? Salt and Smoke still has a handful of tables on the sidewalk, but it's got to be like a third of what their capacity was before.

I've visited Delmar a few times in the last month or so - once on a Friday night, once on a Monday night, and once on a Sunday around noon. Each visit has left me encouraged - there have been lots of people out, and the strip has felt safe and lively. It's just crazy how many vacancies there are. Hopefully we will eventually see new housing developments at Delmar and Skinker and at the Commerce Bank site to bring even more patrons to Loop businesses.

I agree; the Loop has been super lively recently, and it is super encouraging.
I've said it before, and I'll say it again -- the Loop should encourage and allow tall apartment buildings on the blocks just to the north.

Development on the parking lots was shown in the Parkview Gardens neighborhood plan until biz owners got that nixed because they feared that customers driving in would be afraid of structured parking.
Word is that the Cicero's building was sold a few months ago, and the apartments are being renovated. An announcement on the first floor retail space may be coming in a few months.
