Koplar Properties and the Thies Group have proposed a 180-unit apartment complex on a currently undeveloped parcel at 13431 Manchester Road in Des Peres. The development plans include 4400sf of retail space. The targeted clientele for this building include younger workers at the Edward Jones campus as well as people who will downsize their homes (empty nesters).
The project faces an uphill battle on the approval side of things because of how the building is over the maximum 35ft building height limit (this is 65ft), on less than the required 10 acres of land for a mixed-use development (this is just over 6 acres), and multi-family apartments are forbidden by zoning code in Des Peres.
