It wouldn't be tied to their funding - this is either just a backlog issue at the city or, more likely, during review the city has requested the developer alter something before approving. If that's the case, it could be literally anything... no way to speculate.

It has been at about a 32 biz day turnout time for permits and i would say this type of project is on the higher end of the average, so maybe 45 biz days at most.   Maybe longer if they haven't done work with City before and knew that you can give partial plans before submittal for permit so that reviewers can get a head start

Appreciate the feedback.  Ironically I noticed at the site just a couple days ago a flatbed truck.  It appears they took down a fence separating the existing buildings they demolished and the buildings immediately to the east.  Not much, but might be a sign they are preparing to demo those buildings as well for site prep.

Still no movement here and building permit still hasn't been issued by the city which is concerning.  Site is presently being used as a staging site for utility and street work as I've seen loads of gravel, bulldozers, construction cones, pavers, etc... on and off the site over the last few months.

Location of the development is located below in red. Blue is Planet Fitness. Yellow is Hook and Reel. Green is the Armory parcel.

Without having much intel on the project (yet, will learn more this weekend), I will assume that John Clancy will include some plans to brighten up the former Shop N' Save Plaza with a new retail building or two as well as connect the red sit to Chippewa by building streets on either side of the old Shop N' Save. I will also assume that he will buy the old Armory and either redevelop it or demolish it for something new. Hope to share more when the time comes.

The previous renderings look like La Colina. Different folks have different opinions…but I thought the previous iteration was significantly worse than the current.

I'm a fan of the redesign.  Looks brighter and more welcoming.  Will be nice to see new development on that stretch of Kingshighway.  I lived just a minute down the road from there for years and with all the activity in the area it's about time there was new multifamily construction.

The style is somewhat reminiscent of Altair at the Heights, or at least the components that I dislike about it. Over-excessive white trim combined with dark siding just doesn't look good to me. I feel that the same or similar materials could be used in a more esthetically pleasing way. White and gray are a good combo, but this kind of hurts my eyes.

I don't think so, I've heard that the project is out for bid and they've submitted info to SLDC.  Construction prices escalations caused by COVID likely hurt progress.  Even if this version dies, I think the project is compelling enough that someone could get it done.

So interestingly the existing build permit submitted in July 2021 no longer shows up on the building permits search.  I only see the new demo permit, and I hope the city questions why they would allow a demo without guaranteed financing on the apartment build.  Fingers crossed this is a sign that they have finalized funding and are ready to move forward.

Yeah, I want the apartment building. I'm hoping it happens. But I also really don't want to look at that eyesore.
