Yeah, and it's not even close. One of St. Louis' most important gathering spaces is flanked entirely on one side by two ugly and putrid parking garages; on the other side, you have the Hilton, which looks extremely dated, and the empty Mike Shannon spot. I won't even touch on the Peabody. The Courthouse and Arch do all the heavy lifting for the views from that plaza. 

I'd love to see that Hilton renovated. Maybe a reclad to a new glass look? I know a ton of people on this site hate reclads, and I'm usually not a fan, but doesn't Hilton have to do something if the three remaining Ballpark Village parcels start filling in, and the surrounding area starts receiving infill proposals? What's to keep the Cardinals from putting a second hotel on one of those three lots? What's to keep the Cardinals from blocking views into the stadium from 360?

The rendering is much better compared to the elevations. Still needs some tweaking. I wonder what their thought process is behind the canopy and balcony design, where did they pull that inspiration from?

Walked around this area and, after imagining it in-person, I think this design would actually work well there, especially in comparison to the current building. That being said, I think something similar to the Loews building in BPV would fit best here.

I would love to see Cupples X make a comeback - this time perhaps as a residential building.

1014 Spruce, Shannon's, and Cupples X all receiving new infill would be tremendously impactful this portion of downtown St. Louis.

I give this little chance of happening. Garrison proposes a bunch, but never gets things built. In Kansas City, he's selling his home office building. One project, Levy at Martini Corner, has been approved for a while now but has gone nowhere. The Fashionbilt project, also in KC, got approved and nothing is apparently happening with it. 41Lindell is going nowhere and the Fielder lofts might join it. 46Dodge in Omaha was another one of his that went nowhere as well. Garrison was also involved in a former Lemp Brewery redevelopment plan from well over a decade ago.

Still no clue if this will happen or not, but I did come across the project description on Garrison's website, not as much detail (and no timeline) last time I looked, but that was several months ago.

Good info on the project, including amenities, rents, absorption expectations, etc.

Looks like they were shooting for 7 months from 6-1-22 to get rezoning so if this is not dead I would imagine we will hear something within a month or so.

Let me add to this...
  • His office went off market.
  • The Levy at Martini Corner site was sold to Larson Capital.
  • The Fashionbilt Project incentive request went away.
  • 41Lindell is still paused.
Yep. I'll keep my opinion that the Fielder has a very little chance of happening.

Dang. This should definitely have first-floor retail. 

The site is wedged between retail-starved Market St., retail-heavy Ballpark Village -- and then 7th St., which is slated to undergo pedestrian improvements. 

Retail would work in this spot. I think it would help connect the southern and northern portions of downtown.

Kind of weird — I saw all the lights on in the building last night. Never seen that before, and I work across the street. Also, something should really be done about the graffiti.

If you haven't been on Twitter (DB's or my own) or my Facebook Group, you might not be aware that this was redesigned. It picked up some apartments (now at 135 instead of 124). Clearly the redesign yielded something that takes cues from neighboring buildings.

There's still no apparent ground-floor retail space (the floor plan I have shows parking for most of the ground floor save for a small, linear lobby space). Developer is still Garrison and MW Companies of Kansas City.

I've been told that the latest design came about as a result of Cultural Resources Office feedback, which seems incredibly strange to me.

The least they could do would be to add some balconies to break the monotony of the façade. If they're not going to activate the street, they could activate the rest of the building with these little vertical pockets of life. We have enough unsavory 80s architecture downtown; we don't need to replicate it.

This property had a height restriction imposed on it by the cardinals & city, and i'm wondering if that was waived but with the condition there wouldn't be competing retail for BPV.  Speculation only of course, but seems odd to not include any at this location.  seems you would want to feed off the BPV footprint and expand the district.

Just have 1 or 2 shops down in the bottom, more space to rent and therefore more income, along with important street activation. The podium certainly looks large enough to contain retail alongside the lobby, however I am assuming that a large amount of the first floor is filled up with parking infrastructure (St Louis, please remove parking minimums, please)

Architecturally, I don't hate it, but it's certainly not particularly interesting, quite generic overall.
