If I remember correctly, this lot had a sinkhole develop a decade or more ago. House on it was abandoned and eventually torn down. Really interesting post. I looked into it and the home was vacant since at least 2004, condemned in 2010 and there was a demo permit submitted in 2014. It was a comparably nondescript home (not a gingerbread). Maybe this is a stupid question but do sinkholes go away? Why is it safe to build a house there now?

There was a story about filling one downtown not all that long ago. I suspect it depends very much on what caused them. If it's an old foundation or cistern and you fill it I'd guess you're fine. (Or potentially even an old beer cave, say.) If it's a broken sewer or water main you'd have to fix it. Besides our typical karst geology, south St. Louis also had lots of clay mines ( hense our brick architecture) and even a few coal mines. Sometimes these old voids come back and cause problems.

Love to hear this. I always wondered what happened with that lot. I run past it often. I hope they go modern with it like 4958.

I almost mentioned the mines, but I forgot. Yes. So it goes back to depending on what kind of sinkhole you're talking.

Foundation has been poured on this one. Looks like it's gonna be a pretty narrow house. I'm assuming it will be a full two stories.

$265k building permit issued for a new home at 3242 Regal on June 12 and demo permits submitted June 14 and Aug 8 for the house. Same developer as the new homes on the same block.
