I see that Grand Center recently put up new signs for pedestrians, parking arrow signs, and have box signage throughout their district. They look nice.

Indeed it is Boardwalk. Couple other small updates:
- New restaurant, Commonwealth, has opened in the for Grand Tavern space of the Angad
- Sophie's Artist Lounge is open in the western space of the new Kranzberg rehab. A transplant formerly inside of the ZACK on Locust
- Jazz at the Bistro is back up and running for the first time since March 2020
- The Sovereign (3300 Washington Boulevard) still sits idle. Hope they get started on this soon
$650k building permit application submitted for a two family at 3803-05 Westminster
With the planned Powell Hall expansion cant' help but think that if someway or somehow Grand Center couldn't find a way or piggyback on Powell Hall fund raising for a new Black Rep space in the area as well. I believe is was noted that they will lose out on office/storage/rehearsal space when Crescent Plumbing moves to U City.

99 Year leases are always fun. I learned recently that Silver Dollar City is on a 99 year lease and pays rent to College Of The Ozarks every year.
I really hope Fox Associates comes out of this on top. They've done an incredible job (awful parking garage aside). Plus it's fun to say that my former home to see broadway tours is operated by three women that also produced a Tony Best Musical winner.

^There's a bit more detail in the Business Journal article. Seems like the Fox was originally built on leased land. Foxland appears to be a group of investors who acquired the land in the 60s and Fox Partners only bought the building and the lease. There's plenty of nasty flying back and forth, but it's fairly clear that Fox Partners is the descendent of the organization that restored and has long operated the theatre, and Foxland is a group of investors looking to cash in on something they'd essentially landbanked fifty years ago, about when the theatre originally closed.
I'm having a devil of a time tracking down exactly who they are, but Foxland surely looks to be a shell company. (The local address is just their attorney's office in Clayton.) My best guess, digging through obituaries and law websites on Google, is that Modlin is a New York lawyer specializing in estate planning and investment law. They don't seem to have any real local connections or interests, though they might well support some New York entertainment organizations. (Which would put them at odds with Fox, since they also own Metrotix, I think a theatre or two in Chicago, and they seem to promote shows in New York.)
Anyhoo . . . this one is definitely interesting. I sincerely hope Fox Partners can get this sorted. It sounds like Foxland has them in a heck of a pickle. Might be time to whip out some eminent domain. If you can seize property for a shopping center, why not for theatrical preservation? (I have zero faith that a New York lawyer would be a good steward of a property in St. Louis.)

^Right. I'm not privy to the lease, but . . . given that the thing was signed a hundred years ago by William Fox's Fox Film Corporation it could well be. They probably didn't expect the thing to even be standing in 2025.

I mean WTH is it going to take for GC Inc to actually do something with their banked land. There is a ton of investment around the area and not a single lot for sale in Grand Center yet it is grassy lots and parking lots. Which is supressing property values. That may be a land aquisition strategy but at some point you have enough and its time to pull the trigger and get building.
I'd like to see the NEPA analysis for this. Is the demo due to an emergency situation (resulting from intentional neglect)?
It's part of the John Cochran VA renovation+ expansion project that's been planned for a while. There are site plans out there of different options.

The Arts and Education Council is selling to their building in Grand Center and giving all tenants 90 days to move (all arts organizations). Wouldn't be surprised to see this building go residential.
