I would love to see that OPUS development come back with another developer.
It would be so neat to see construction projects on three sides of Busch Stadium: 620 Market to the north, 300 S Broadway to the east, and 1014 Spruce to the west.
Just to clarify, I don't think it needs to be taller. The height is fine. But I'd like to see a design that's at least somewhat imaginative. This feels like something plucked out of Columbia or Kansas City or anywhere and just dropped here without respect to the site or surroundings. Seven stories is more than enough. Five would be fine, if it's a good five. We don't need something bigger, just something better. I would rather see Shannon's redeveloped as is than see it torn down for this. It's a nice building. It fits the site. It looks like it belongs. A better design might preserve some or most of the current building for street level retail and put a few stories of residential on top of it. It's honestly a nice looking little building. Clean it up and put stores in it and I doubt anyone would much object.
I should rehash what I meant. What mean by is the development should fit in with the context of downtown I don’t think from this it fits in with its surroundings. While high rises are nice I’m completely fine with 10 floors. 7 floors just seems a little too underwhelming. Iconic isn’t necessary we already have the Arch but atleast something that has imagination to it. We’ll see what the final renderings will reveal. Right now I’m still sticking to
Seems like OPUS is big enough that they get a whole bunch in the pipeline only to drop & add as they march along. I assume based on mostly economics of it and resistence to getting a particular development off the ground. OF course, that is an observation over the years specific to St. Louis. Could be way off base
Size and massing seem right... but having the garage face what will be Phase III or IV of BPV seems like lost opportunity... and they need to sharpen up that design quite a bit
Being on Market and facing BPV on the backside, ground level retail on both sides is a MUST for this project.
Grow the footprint BPV is creating beyond just the corporate area and let it connect the street grid with walkable corridors. I am fine with the height, not every site will get a tower. You'd think sitting right by 100 Cardinal Way (and likely 200 Cardinal Way) it'd be a slam dunk for mid-high end retail/dining options. Large base of residents with lots of disposable income.
Hope the city demands more out of this development, don't put a garage entrance facing the premium dining/nightlife development the City/Cardinals have been touting for years now.
I'd like the design to be a little more unique, but it's not awful, my biggest problem is that it's dead space for pedestrians in a prime location sitting by Kiener Plaza and BPV.
Change up some of the building materials to higher quality brick, maybe adjust the colors slightly, and I'd be quite happy with this based on the new rendering.
Hope they utilize some of the space on the large roof with an amenities deck or BPV overlook, it would offer a great people watching spot on gamedays and would activate an otherwise blank slate.
This reeks Clayton I would gladly swap this for green streets. Hello green street when are you going to start investing in downtown??????? It’s an improvement non the less over a vacant building as they say.
^ I live in Clayton…have you ever been there? I’m not aware of any apartment projects in downtown Clayton that look like what’s proposed in the most recent rendering.
The “I’d swap this for Green Street” is especially rich. Considering Green Street is planning two towers in downtown Clayton right now, some of which have some valid complaints about their design and street activation.
I'm going to derail this, a 20-story and 25-story tower in Clayton, the 30-story Koplar tower, a possible 25-30 story 2CW tower later this year? What are the chances that all 4 go up or, better yet, go up at the same time?

My understanding is that the parking entrance will be on the Walnut side of the building. The 7th Street side is currently planned as shown in the elevations (no activation). There's room for improvement on those two fronts.
