Will the park with the tall water tower still be featured in this development?

For the record, I tend to agree with just about everyone in this thread; the development kind of looks tacky and almost like a B-movie film set, but I like the added density and hope it can translate into more development for the neighborhood and the rest of South City.

I'd love to see that eyesore lot at Shaw and Boardman developed.

It'd also be great if we could see a modernization of some South City corridors. Pertaining to The Hill, Southwest Ave. would be great for that.

But I'd also like to see Chippewa, Hampton, Watson, the Macklind district, and Gravois all receive modern apartments and buildings to help bring those strips into the present. For stretches, some of them have never left the 1970s.

I expect most of the older homes on The Hill will be replaced with new development sooner rather than later .

Yeah, I think a great deal of the old tiny houses on The Hill will disappear over the next twenty or thirty years. It's already happening.

Most of them? Based upon what evidence exactly?

Based on the popularity of the hill, and the fact that most of the older homes aren't able to meet today's lifestyle preferences.

USPS tells developers how to arrange for mailboxes on sites like this. Often, they want cluster boxes instead of individual boxes or slots. USPS wants as quick and easy delivery as possible.

Still, can you imagine the pace of demolitions and rebuilds that would be required even for a bare majority of houses on The Hill to be replaced in say, 50 years? Vs. the handful that have happened thus far. Your statement is absurd.

Additionally, I imagine the eye-talians will eventually get around to making such demolitions illegal, especially if they start to feel like the character of the neighborhood is being changed.

PostAug 16, 2022#211

Draper and Kramer sent out a press release-
CHICAGO (August 16, 2022) — Draper and Kramer, Incorporated, has announced the completion of Moda at The Hill, a new 225-unit rental development at 2100 Boardman St. in St. Louis’ historic The Hill neighborhood. Located just south of Interstate 44 and west of Kingshighway Boulevard, the community is 33% pre-leased and nearly 25% occupied since welcoming first residents just a month and a half ago.

Any idea what this is going to look like ? Is this going to be north or south side of Daggett? Also, wonder what is going to happen with that huge site directly north of the new apt building.

That's the south side of Daggett. Even numbered addresses are on the south side of an east-west street.

Here is the site for the condos with the rest of LaCollina largely filled in up to this point:

^ shows exactly why I give this project a pass on the material shortcuts on the exterior. It’s a beautiful density.

Is the park they were planning going to go on the adjacent parcel?

Or did they scrap that? I remember a water tower with 'The Hill' on it.

^ I think it’s supposed to be on that parcel to the left of the condo parcel. I believe they’re using it for staging. Park will probably come last.

Is there any sort of development plan for the massive open field just north of this site on Shaw and Boardman? I can’t believe that has sat vacant for so long.

There isn't.

From what I have heard, the owner of that fugly lot isn't interested in letting it go for cheap. He wants an ungodly sum, and nobody is willing to offer it.

Typical refrain.

Seems every vacant lot in the city is owned by someone who thinks they’re sitting on a gold mine. Exhausting.

I’ve said this before and I’ll say it again: the City needs a special tax to discourage this type of behavior. The owner of that lot should have to pay a massive, economically crushing tax.

Imagine siting on 2.5 acres in one of the most popular neighborhoods in the region for $8,261.71 in property taxes. It's commercially assessed even.

The vacant lot at Delmar and Skinker is $10,734.02, though some of that is the CID.
