I'm not sure what this means, but the new owners of the Tivoli Building are requesting  "Approval of a Major Subdivision For a Condominium Conversion" at the building. This seems to be an unlikely site for residential condos.

Interesting. It''d be a new product for The Loop, but I could see residential condos there. But maybe it's a conversion to office condos so that they can sell the offices separately from the Theater.

"Condominium" doesn't just refer to residential.  It refers to any time different floors or parts of the same structure have different owners, whatever the use.

And with subdivided ownership you can have individual floor zoning and taxation.  It just doesn't happen in the St. Louis area very often.

I think this is probably about keeping one part of the building zoned as a religious organization, so non-profit and thus off the tax rolls, such as the theatre, while the rest of the building can have some for profit, and thus taxable, use.

Looks like a vintage clothing store called "Found" is opening in one of the vacant retail bays in the public garage on Delmar.

I went to Itap a couple weekends ago. Great space. I especially like the big garage door that opens to the patio on Delmar.

The Ciceros space still appears to have a bunch of the old Ciceros furniture, equipment, etc. strewn about. I'm not confident there are any firm plans for the space at present. Looks like they're just refreshing the space a bit related to the window and awning replacement work.

From what I remember my real estate friend telling me, there is already a developer who is looking to build over the entire lot with apartments and first floor retail. Don’t know who the developer is, though. They’re apparently far enough along that Commerce is betting their financials.

^ Opus had plans to do just that on this very site and backed out.  That's probably the developer your friend is referring to.  Hopefully someone else has stepped in...

When was OPUS’s original proposal sent out? Bc they told me about it a bit ago but referenced it about a month or so ago as well so it could possibly be a different proposal.
