Sounds entirely unnecessary. I'm fully expecting my emails to Marlene Davis to end up promptly in the trash can though.wabash wrote: ↑Jan 21, 2021Agree. Dear Lord.

I lived and worked in this area for years and rarely saw the Scottish Rite garage full - even on show nights at the Fox.wabash wrote: ↑Jan 21, 2021Agree. Dear Lord.
Does anyone know where the Jesuits are moving? The article in the Post mentions new residences for the Jesuits that will be ready in 18 months. I'm a little surprised we haven't heard about that project already. Maybe along Laclede where houses were recently demolished?

Who is insisting on the parking? SLU? The neighborhood? The bank? The city parking mandate?bwcrow1s wrote: ↑Jan 21, 2021Sounds entirely unnecessary. Dear Lord.
I would think an agreement to share the Scottish Rite garage would be a perfect fit. Would allow them to put more money into the development itself because like others have mentioned $80 million seems super light for what they want to do here.
I guess I could see adding a couple levels of parking to a podium below the tower...but an additional stand along garage? Seems overkill.

well, the city motto is "Non satis raedam sortem," after all.
Believe I got the right Biz Journal article with the right development. I'm not quick enough so not sure if their is much to add from the article.

The development group, comprised of Neighborhood Properties LLC's Fernando Cepeda and Adolphus Pruitt of Pruitt & Associates, also said this week it would pay off unpaid property taxes owed on dozens of its other real estate holdings in order to move forward with the new project."
Um, I'm sorry, can you repeat that last bit again..? Lol

Knowing this, I don't understand how these guys are going to get this project financed.
I suspect they will ultimately be angling for a whole lot of subsidies, grants, and financial backing from the city and Feds, with a very large investment from some social equity/urban reinvestment entity. Of course, that would mean this development would have to be low-income or worker housing. I doubt they could get away with student housing, unless SLU is the entity...KansasCitian wrote: ↑Jan 28, 2021Knowing this, I don't understand how these guys are going to get this project financed.
In other words, taxpayers and non-profits will put up all the capital, and absorb all the risk, while the developers pocket a nice, healthy fee...

^ hey, at least we're getting a sh*t-load of parking garage out of it!
President Fred Pestello confirmed on Donnybrook tonight that SLU is in the design phase of a new on-campus residence for a portion of their Jesuit community.
Site plan from late December. The number of apartments at Jesuit Hall apparently decreased from 169 units to 130 units since this site plan was made. New construction remains the same though. This comes from the Planning Commission.
Really don’t understand the need for the garage along Lindell. Sharing spaces with the neighboring garage seems like a more productive use of space too.
Use the space along Lindell for an amenity area.

If they build that garage with the future residential expansion in mind, could easily see them add in a lobby space, gym, building amenities, etc at street level which would help a ton.

I was thinking the same thing. They could leave the potential of a phase 3 open to themselves if they can build on top of the garage at a later time.

I wonder if the planning commission could have any influence on street level design of the parking structures. There really needs to be push-back against dead zones facing sidewalks.
First floor of the Grand facing garage will have commercial space and a lobby.imran wrote:I wonder if the planning commission could have any influence on street level design of the parking structures. There really needs to be push-back against dead zones facing sidewalks.
I really hate the proposed siting of the garage along Lindell. I know the buildings along there are all kind of wonky, but they've got to at least maintain the building line I've outlined in red:

^I think that depends. If they fill the Lindell facade with retail storefront(s), let them build up to the sidewalk. If it's a blank wall of parking garage, set it back.
The "art installation" at Olive & Grand makes me nervous as SLU already has a huge wasteful sculpture dog park across the street and it's likely to be lipstick on a pig parking garage. "Speed ramp" sounds fun though.

I doubt the sculpture or whatever they plan here will be anything too significant. Since this is just a preliminary site plan, I expect that to change a bit, especially since the potential new building is still a few years off from beginning construction.wabash wrote: ↑Feb 02, 2021^I think that depends. I hope you're right. The "landscape buffer" leaves me nervous about that. There's really no call for that if you a storefront. As you say, it's preliminary. Looks like they're shooting for 190 spaces on that spot. The floor depicted looks to have 56. Assuming all the ramps go in the other building, then they're about thirty six spaces short of a full deck, which might be just about right for a modest commercial space and some amenities on the first floor. I live in hope.chriss752 wrote: ↑Feb 02, 2021First floor of the Grand facing garage will have commercial space and a lobby.imran wrote:I wonder if the planning commission could have any influence on street level design of the parking structures. Hope they engineer with an option to build over that garage at some point.
I do wonder if they have engaged the existing garage owner in leasing a chunk of the spots. Seems like a blunder to just build another garage here that condemns that parcel for another 30 years.
