I'd think that, similar to The Euclid and Citizen Park, the neighborhood would want most if not all of the parking to be underground.

While that could certainly be done, it would add a lot of additional cost to the already steep project. One Hundred is of a similar scale and has an easily visible podium base. I've attached my preliminary site plan that shows how the three structures would be oriented: the garage is completely hidden from all views but West Pine (if 4915 gets built then it would be completely hidden). It's only about 60 feet skinnier than One Hundred, which isn't much, all things considered. That lot is huge, which is why I went for a concept of this size. Lots of potential for sure!

^Maybe I just subconsciously wanted to use the term "shotgun penthouse." "Splinter shotgun" could work as well. Yes. It is a big lot and it asks for a bold proposal. 100 kind of threw down the gauntlet, I'd say. Not sure anyone will pick it up, but maybe once things settle back down.

I think 24 stories and 250' is the tallest the form based code permits for that lot.

How exactly do developers get around form-based code regulations? I seem to recall that it's something Pearl Properties went through prior to filing permits for Expo. I could be wrong.

You get a variance just like with regular zoning. There is no FBC in place yet on DeB.

You might as well include the Kindred Hospital building parcel to the west. It might give you some more room for your vision. 🙂

Both parcels are owned by Ventas (Sandcrawler co-developer), and leased to Kindred Hospital through 2023 as I recall, so I can't imagine that they wouldn't just demo the hospital and develop both parcels together, or at least in phases - whenever that happens...

My concept sketch of “Missouri Botanical Garden” or “Shaw” MetroLink station. I haven’t gotten around to adding more detail, but hope to soon! This is Shaw Blvd near Vandeventer.

Oh duh! The office portion of the base could extend further if phase I leasing does well. Alternatively, that base could become the hotel while the entire tower could be residential. Thanks for that clarification. There really are unlimited possibilities for this side of Lindell!

That'd be a great spot for a station someday.

I think the trend at Metro these days is to prefer single platform stations like Cortex over platforms on either side of the tracks. I much prefer the platforms on either side, similar to Sunnen Station with the sidewalk abutting the platforms on one end. But single platforms help address security concerns, concentrating riders in one area and limiting the points of entry/egress.

I didn't realize that the Kindred Hospital itself could be in play....

If it is, then that entire block in the Central West End could eventually be almost completely transformed. 

I'd love to see the Central West End truly have a skyline as opposed to a few tall buildings... if you get what I mean.

^Just invite me to your award ceremony when the local chapter of the AIA gives you your first fancy plaque. ;-)

I had the distinct pleasure of watching Richard Henmi of Council Towers  fame gawping at a book about himself at a KETC/Channel 9 event last spring before Covid shot everything all to heck. I still regret that I was unable to get a good picture of him paging through it. (I didn't want to be a complete jerk and I wasn't getting a good angle.) His . . . daughter? I think it was his daughter bought him a copy. Or maybe the author just gave it to him. (That would be the honorable thing to do.) Anyway, with a touch of luck one day many many years hence you will get the opportunity to be the elder statesman of St. Louis architecture soaking up the adoration of a studio full of adoring fans.

I certainly have a long way to go before I reach that point (if ever)! I'm glad I can share my ideas with other like-minded people, even if I face some push back. Everyone on this forum has been a great help in my endeavor, regardless of involvement. I'm just now beginning the process of searching for colleges, and I think that my engagement in the local development scene puts me ahead of the curve when it comes to experience in the field. That being said, thanks SP for the kind words; your encouragement has been a big motivating factor in my progression. It makes me happy that I can bring you all along for the ride, and I'm excited to see what the future holds!
