Anyone else getting the vibe that those bottom levels look like they could be converted to storefronts pretty easily? From the rendering they still seem like parking behind them.

Aren't those the street-facing sides (Vandeventer and the Foundry's driveway? Forest Park Parkway is 1/2 a block away. I'd expect that to be the least polished side.

At least it's a garage.  But another iteration of space wasted on cars when it's pretty close to a Link line.  I just will never expect things to change.  At the very least, can't we get an iota of creativity on the facade? Get some green growing.  The prison bars are just so soulless.

Looks like the stadium garage on Broadway.  Wondering If it would be structurally possible to build some residential on top of it like this plan.

At least this garage has street level activation, the stadium garages are just black holes of activity that kill DTS

I was also in Charlotte this weekend and it wasn’t uncommon to see a full TEN STORIES of parking podium on some of their new construction. Insanity.

I like this. I share some concerns about the red accents throughout and the red bars on the garage (Stadium was the first thing that came to mind for me as well), maybe something like the facade on Centene’s first garage would be really cool here instead.

Normally the garage size would bother me...but a large garage here could serve potential development on the remaining surface lots to the south and maybe even help with a potential replacement of the FPA garage after the NPS requirements expire.

I think overall it’s a pretty damn solid addition though and it’s early, so I’m sure we’ll see some revisions along the way. It will really pop from the highway too.

the driveway isn't a street (little foot traffic), and the Vandeventer side is comparatively short. FPA may be half a block away but the unadorned garage will be clearly visible from the FPA sidewalk. this stretch of FPA is just going to be perpetually awful for anyone not behind a steering wheel.

Looks to me like the bottom floor of the garage is the retail portion. The building to the east being the office space (10k sq ft per floor) and the obviously the apartments on top of the garage.

If I'm looking at the rendering Chris provided correctly it looks like the adornment is the same on all sides.  Regardless, I think it's probably pretty likely the Crescent Electric site gets redeveloped in the future which would not only shield this garage from FPA but also significantly improve the street frontage there too.

I think this is good sign and it will be welcome sight if they can break ground mid 2021 and if Sandcrawler can start moving again.  Sandcrawler pun intended but not a very good one.   I would consider it a slam dunk if Foundry Phase II, Crawler and KDG Cortex phase I is under construction next year.

I also wonder if the garage is being looked as a way to free up future development space for Foundry's current FPA garage as noted above and or the parcel next to it, on other side of driveway, which I believe was once designated and rendered as CORTEX East.

Overall I like this design very much. It's got a much more contemporary, upscale vibe to it than what we usually get around here. I like the red highlights, too, but I'm not crazy about the red-colored garage screen.

Kinda reminds me of the Stadium West garage (😖), but with an awesome apartment/office building on top:

i mean, it looks fine for what it is (which is, mostly, a parking garage) but it's like saying that one shade of brown looks better on a turd than another shade of brown.

Based on what we know about phase 2, I think this is a pretty solid addition to the City Foundry development.

Sure, the big parking garage leaves a lot to be desired. I think it will look better when it’s built than it does in these renderings, but probably not by much. I do have some hope though that they’ll revise the parking garage plans. But if they do not, I won’t be that upset about it. It has ground level retail, so that’s better than nothing.

Another thing that I would like to point out here, according to the Business Journal article, is that the buildings, with the exception of the parking garage of course, will be built with mass timber. This is a fairly new building method and only a few buildings have been built in the United States that utilize this technology. Most are in the Pacific Northwest or in Chicago.

If my memory serves me correctly, the apartment building at the City Foundry will be the second tallest mass timber building in the United States behind a 25-story apartment building in Milwaukee. Of course, this will also be the first mass timber building in the city, region, in the state. It is also a very green and sustainable building method since it utilizes a renewable source and can be built in a faster amount of time than a typical building made of concrete or steel. So I’m glad that we are finally getting something like that.

Mass timber is different than the typical stick frame buildings that you see going up around town. It’s a lot stronger than those among other things. YouTube and Google has plenty of articles talking about it and the benefits of it.

Overall, I’m excited for the second phase. Residential will help make the Foundry a busy place year-round. Personally, I do not see them stopping with this apartment building. If it does well, I could see them building another one or two. We all know that they own the property, or have an obligation, to do that.
