Looks like a great infill project, but FFS why does this building need any parking? There's an underutilized city-owned garage 20' away that was built specifically for redevelopment of this area...

This is one of two new construction projects in Downtown that I'm aware of that focus on residential usages (the other will be North and West of here). Glad to see this one get out there and I'm glad OPUS is still going with this.
I've seen clearer renderings of this before. It will be a brick facade and will match the other buildings nicely. An amenity deck will face the garage in the middle of the "U" shape.

I sure hope they can incorporate "Ballpark" into the name of this building somehow! 
If lawyers can prove that parts of downtown Clayton are blighted, then I guess a grassy field should be a piece of cake.

I imagine the limited parking is just something they can rent out to at a premium.

This is really such a good development for DT. I recently drove through Omaha, for example, and even Des Moines, and they have lots of modern, urban, and dense infill with these projects in their Downtowns. We have more office high rises, but their Downtowns felt more urban and filled with residents.
We have a way bigger metro and much bigger economy than either, but our DT lacks something modern. Not saying our historical architecture isn't great, since it definitely is. But I think this will be an amazing breath of fresh air and urban feel.

In all seriousness, this looks great from the limited pictures and info we have on it. I think they missed an opportunity to have the "amenity deck" be on the roof with downtown views, instead of the view of a generic garage, but this is still a big win.

I would think they would consider adding a green roof here. Although the neighboring Cupples #Whatever building will be slightly taller than this building. The one thing I always questioned was why the amenity deck faces the garage like that. It will be a bit dark down there, but I guess that’s better than having it facing Spruce
A friend of mine lived in Ballpark Lofts, and they had a small deck on the roof for grilling and chilling. It was awesome up there, and it was just a basic deck. If you go on the satellite view of Google Maps you can see what I'm talking about. A simple, larger scale of that would be dope here, but I don't want to take anything away from this development. I really hope it doesn't end up like this. This style is great for every other spot in town. But for Cupples specifically I think it should be boxier, clean lines, simply put a big sexy brick box. Facing south it will get the most light of any direction. This is great news. The success of this project - I think moreso than BPV, which has unique drivers and financing considerations - could have significant ramifications for future Downtown development. If 5-over-1 construction works here, it could provide a new model for ground-up residential construction Downtown going forward. It would be a welcome addition to the only two residential development models pursued so far this century - historic renovations and concrete towers.
