This small building will be renovated soon. I'm working on the project and it will be exciting to see come to life. I'll have more updates on this as time goes forward on here and on Twitter. For now, the for sale sign was removed. Below are photos of the building in its current state. I'll get better interior photos soon. 

Just like 900 South 4th, this building will clean the area up a little bit. While there's a lot of work to do in the area, these smaller projects can lead to bigger and better things. A challenge will be keeping graffiti off the North wall. It's susceptible until the graffiti garage is either demolish or repurposed.

I always thought that graffiti garage would be an interesting indoor/outdoor bar/music venue. It's covered, but open in a way that is similar to all the bars in other cities (Austin, Dallas, Atlanta, Chicago, etc) that have garage door fronts that open in nice weather.  No idea what the condition is, though.

I agree with the idea about a music venue space. Structurally, it looks stable and capable of being redeveloped. The graffiti makes it look worse than it is in. I doubt any exterior graffiti would be kept on the outside but maybe on the inside it could be kept. If there’s too much obscene graffiti, then clean it all up and offer the interior walls to similar artists who do the graffiti wall on the riverfront. Most of those are good and could make a space unique.

I walked through the building today. Cannot share much yet but this will be a welcome redevelopment when completed. It will look like a brand new building.

Building permit applied for: $300,000 for interior and exterior alternations.

Insider info: building permit was approved. Just have to go down there, pay the fee, and pick it up. There is also a letter of intent on the building at this point.

This project is a go.

Great to hear.  Save whatever is left there, and hopefully some of the emptiness around it will fill in.  How many buildings in that small strip will be vacant after this is finished?

I am sharing these interior photos that I took in June. This gives you a feel for the condition of the building prior to the renovation beginning. It's a real mess, and despite as bad as it looks, it is structurally sound. As I said before, the building will look like new when complete.

But first, here is a picture from 1947 showing 754 South 4th (which was occupied by John Tabash - Jeweler.

That will make someone a very dope 2 floor apartment I sense.  Just the third floor views and you can get a sense of how great this part of Downtown could truly become if it just gets a lot more investment.

It was actually a weird plastic ceiling thing. It was plastic with a metal paint. It was really weird. Historic Tax Credit consultant did not believe it to be original because of how the plastic was there with a think layer of metal on it, so we removed it. It was bendable too but when you would tap it with a coin, it did not sound like metal or tin. It sounded like plastic.

I don’t think we’ll put a tin ceiling back, but it all depends on the buildout that a tenant would like. Personally, i want it back

Faux tin ceiling panels. It is just vinyl or plastic with metallic glitter paint and a clear film coating, and yes, that would be recent. In fact, I'm pretty sure Home Depot still sells that crap...

And if your HTC consultant really thought it might be original, well...you should probably get a new consultant...

BTW, I'd say that building is in great shape. Doesn't appear to be any structural problems. And it still has, what appears to be, the original trimwork, at least on the 2nd Floor.

But what's up with those windows? Was there an addition to this building, or do those actually look into the neighboring building?

There was an addition made, which added a bathroom on the first floor and another staircase to the second floor. The pictures of the part that is collapsing are the addition. That addition will go.

I remember touring this place when it was for sale years ago. That addition you mention is actually what would have been the original back porches, with another stair to reach the 2nd floor. You can see it in the Sanborn map (linked), but it was enclosed and a bath added long ago. And I think that tin ceiling was original, albeit covered in weird paint. I recall looking at pieces that had rusted off and fallen to the floor. Anyway, very glad to see someone finally has a plan to restore the building!
