The developer of this is the same one that did Monogram according to some people I know.
So this could technically be “Phase 2” of the Monogram project.
No indication of any retail space yet but I doubt there wouldn’t be at least one small one.

Covid is guaranteeing less retail not more.GoHarvOrGoHome wrote: ↑May 23, 2020No retail?
Early plans have been posted to the SLDC Planroom. From the elations, doesn't look like we will be getting windows back on 18th or Washington. The first floor will be parking. 72 apartments on floors 2-5. Studio KC is the architect.

Lack of retail fronting Wash Ave is pretty disappointing. Could have been a vital piece of connective tissue linking the street together. I understand retail is in a bit of a ditch right now but it seems short sighted to leave that blank wall on downtowns most important street.

At least they're utilizing the space for parking instead instead of yet another surface lot. Although, there is a massive lot directly across the street.. owned by who knows. King Realty Advisors?
What a massive waste of Washington frontage.

^ correct and the lot looks like a circus with 20 signs indicating that the parking lot is indeed parking (all installed illegally without a permit and stiffing the city out of permit revenue)
The lot at 1801 Washington won’t last very long at this point.
What makes you suspect?
I mean, yeah, it seems like a pretty logical place to build something. It's a parking lot lol. Just wondering if there's any substance.

Well, just the fact that there’s two apartment buildings right next to each other that are underway (well, this 1800 one hasn’t started yet), Monogram is finished, and MLS Stadium is going up a few blocks away makes this an ideal candidate for infill. There is some substance to my assumptions but I’m not going there.bwcrow1s wrote:What makes you suspect?

All I was expecting to hear.
Shame this storefront isn't going to see life, probably for another 20 years, if ever.

The printing biz is still operating in the building, so don’t look for this to start any time soon
Any idea what will become of the printing company? Sounds like they've been operating out of this building (and taking pretty good care of it) for some time, and it would be disappointing if they were to close down or relocate out of the city.
They are exploring a few options-- a merger with several other printing companies is on the table, as is relocating to a more "modern" building. Hauling huge roll labels up an elevator is laborious. Plus, when they replace equipment it's a massive undertaking to get it in and out of the building. Unfortunately, there is very little chance that they remain within the city limits regardless of how things play out with their next steps. The decision makers live in the county and have made clear they'd prefer a shorter commute.Tim wrote: ↑Oct 12, 2020Any idea what will become of the printing company? On the Board of Adjustment agenda for March 17th...
