Not quite sure what you mean. I’m well aware of their other locations. It’s a relatively new brand with only a handful of chains. I just simply made a point that Kansas City is one of their first forays into the Midwest outside of Chicago. Context is key.

In development/business related news, watch out for TMobile|Sprint. I've been informed of some moves behind the scenes that are being considered to make the City of Kansas City play a role in the combined company's future.

Waddell & Reed new headquarters tower:

- Demolition and Grading has been completed
- Concrete piers and shotcrete shoring is underway
- Concrete Superstructure plan is in permit review with the city
 
The development plan approval ordinance was filed with the city council and is expected to go before committee this week (subject to change due to corona). Additional renderings have been provided (I only uploaded the night time ones).

I like how it's lit up at night but the lack of retail space along 14th is disappointing. That could be a nice street with retail and restaurants going from Wyandotte to Grand. Another thing that I noticed is that the parking garage floors along 14th are blank and don't have glass. Only the Southern facing side does. I guess that's for views from the new Loews Hotel.

^^ Chris's phrasing with "City of Kansas City," (Sprint is currently located in Overland Park) leads me to believe that a presence will be announced somewhere on the Missouri side.  My uneducated guess would be more tax incentives to shuffle a few more jobs from Johnson County to downtown, but that is 100% speculation on my part.  I would find it hard to believe they would completely abandon that huge campus they have in OP, but you never know.

Fortunately, they are not eligible for incentives for any job transfers. However, they could receive incentives for the creation of net new jobs.

^ That may be true, but I'm not ready to give the benefit of the doubt on incentives to a large American company or any jurisdiction on either side of State Line Road considering the history.  Plus the city has other incentive tools at their disposal like tax abatement (just to name one).  In addition to the $62 million from Missouri, Waddell also received nearly $20 million in abatement from KCMO for their project.  I don't believe those incentives are tied to job creation.

I like the Waddell tower myself and think it will make a great addition.  Couldn't be happier Waddell is moving downtown (along with about 1,000 souls) and I really hope Sprint ends up with an office downtown...if that's what is even being hinted at here.  I just don't want it done on Missouri's tab.  Downtown KC is more than strong and vibrant enough to support these types of projects and deals without massive handouts.  I'm not saying there should be no incentives, I understand the reality of the situation, but sometimes I just think the city and state are too scared to say no.  Granted the same could be said for pretty much every city and state lol.

1. New Kansas City International Terminal:

Vertical Concrete Columns have been going up for a few weeks and Steel Superstructure for about 2 weeks now.

2. WR HQ Tower:

Development Plan received full council approval today.


3. $250 million new Broadway (169 Highway) Bridge:

The city council approved funding for a new $250 million bridge over the Missouri River today. This bridge is state-owned and thus the state's full responsibility. Nevertheless, the city has been forced to contribute half of the funds. The Broadway Bridge connects the northland and the downtown airport with downtown Kansas City.

The new bridge will feature expanded pedestrian and cyclist facilities. MODOT expects the project to complete the project by December 1, 2024,

4. Tracks 215 (Crossroads KC):

TIF for the project was approved today by city council. Developer plans 6 additional projects in the redevelopment area. 


5. KC Streetcar to UMKC:

Pre-construction, Construction Management and Design contracts approved by the full council today.

^ 3 things regarding this post...

1. Despite the Waddell and Reed building have a suck 14th Street street-level, I'm happy to see it approved. It will be nice to watch another high-rise rise into the sky of Downtown KC. Especially during this uncertain time, and the possibility that 3 Light, 13th and Wyandotte Office, and Strata have been shelved for a little bit, this will be something to watch.

2. Tracks 215/Freighthouse District excites mea. bit. It has the ability to drastically alter that part of the Crossroads with infill and building renovations.

3. I am looking forward to the Streetcar Extension being completed. Will be nice to leave my car at a hotel or airbnb and utilize it to go from the River Market area to the Plaza.

OTHER COMMENT...
- I look forward to the "Greenline" trail being completed. That would be a nice walk to take on a nice day.

18 floor building, 10 floor 900+ space garage, with 8 floors of office space.  $97 million in combined state and local incentives.
Significant concerns from neighbors about the lack of street level activation and the significant amount of parking.  The City originally recommended only a 575 space garage.  The VP of planning and design for the Downtown Neighborhood Association actually took the rare step of advising City Council members to vote against the project saying it would do more harm than good for the neighborhood.  One councilwoman went so far to describe it like this: 
“Now they’ve come back with a design that looks like they’re still out in Kansas and still trying to build something that’s going to be in the middle of a wheat field,” Shields said. “This isn’t the middle of a wheat field. This is downtown Kansas City, the heart of our city.
Apparently WR isn't even required to build any parking.
According to city staff, Waddell & Reed is not obligated by code to provide any parking at 14th and Baltimore. And the city’s planners recommended a 575-space garage. In an analysis of the project, planners said the design gives “a perception that the intent is simply to get employees in and out by car.”
Project was approved by City Council on a 7-6 vote with Mayor Lucas breaking the tie.  Both 4th District (Downtown) council members voted against it.

^That's awesome.  I have been wondering for a long time why more residential builders don't do something like this, but have never researched it.  Those doors are very expensive, but it has to be cheaper than a balcony.

I guess there is the problem of tenants leaving and forgetting to close them prior to a wind-driven downpour.  Of course the same would be true of the traditional patio door, but this is much wider.

And then there is the inevitable idiot who will think it's a great idea to have a grill in his living room...

The Dylan is a nice looking project. Will add good density to that part of the Plaza area. Good size too. Hope they use high quality facade materials or else this Spanish style building will suck.

In regards to TMobile|Sprint, the new CEO says that Kansas City will play a huge role in expansion plans for the company. That information coincides with what I've been hearing about the company looking at space within the City of KC. Definitely could be another sizable project in the pipeline, so pay attention moving forward. While the KC area is no longer the World HQ for a mobile data company, they'll play a huge role in the future of telecommunications with TMobile.

This was posted on KCRAG. First 2 quotes are by a large developer (Block Real Estate). 3rd is from T-Mobile.

1. NorthPoint Development's CORE Berkley Riverfront Apartments: 

4 story, 353 unit development on parcel 12 at Port KC's Berkley Riverfront.

Port KC approved bonds for this project this week. Development Plan & Grading have been submitted to KCMO and are under review. Bidding for construction scopes is underway as well. Northwestern Mutual & Northpoint are moving forward with construction despite Corona and expect to start this summer. 






2. 5th & Main North East Corner (City Market - Streetcar Adjacent):

Flaherty & Collins plans a large development on this city-owned parcel. 300 units, 30k sqft of office on top floor, 5k sqft retail. 450 parking spaces (includes 160 for public). Flaherty & Collins will also develop a 50+ unit, 100% affordable project at the Riverfront under a package deal. This developer also built Union @ Berkley Riverfront and The Yards in West Bottoms.



3. 5th & Main South West & South East Corner (City Market - Streetcar Adjacent):

KC Reality and EPC plan a large senior housing project. City Staff noted this is advancing with “specific details” and financing commitments are close to finalized.



4. 46 Penn Centre (Country Club Plaza):

Class A office building developed by BLOCK with  220,000 sqft office space,  11,000 sqft of retail space, and parking. The building is topped out and new nighttime renderings were published. The building is around 60-80% pre-leased so far.
