It looks like a decent project. The addition of a few hundred residents here will go a long way. Too bad that previous apartment project by Antheus, Silliman and El Dorado never happened. We would've had the ball rolling on residents in this area by now.
Great to see the apts proposed

I'm pretty excited for this apartment complex. I think this is a really great litmus test for Cortex - I have a sneaking feeling it will be incredibly successful and hopefully Wexford is able to double down if/when it proves to be a win for them.
With thousands of people working within Cortex there are bound to be at least 200 people who want to live within the community they work. I think this will be a big win and will be just the start for bigger and better residential buildings here.

^Not to mention the number of apartments that get leased as corporate apartments to host visiting workers.
10,000 sf of retail in this, according to the LCRA agenda. It looks like the retail will be on the corner of Boyle and Duncan.addxb2 wrote: ↑Feb 23, 2020Which bottle of champagne do we pop for finally getting residential in Cortex?
$60m, 262 apartments, 6 stories. Surface lots at corner of Boyle and Duncan
I'd love to see a Chipotle/Qdoba/Crazy Bowls in the retail space. Would make for a great lunch spot for nearby workers as well as the new residents. Cortex lacks fast, easy food places outside of the Lion's Choice.

I'm a bit sceptical of that thought. Most of the businesses in Cortex are smaller startups, so I would guess any business that would house visiting workers would just find a nearby hotel. But things could change in a few years, so maybe Cortex will attract some larger companies when the building is completed.Black02AltimaSE wrote:^Not to mention the number of apartments that get leased as corporate apartments to host visiting workers.

^ Microsoft, DuPont, Boeing, a few large law firms, universities, and some other large companies have space there, so it's possible. I currently live in KC's Plaza area (4-5 more weeks until I move to the Moorlands!!) which doesn't have even remotely close to the concentration of business and jobs that the CWE/Cortex area does and my apartment building has contracts with the hotel across the street to provide long term extended stay units for business folks and what not. It's not totally out of the realm of possibility...but I wouldn't expect there to be a ton of them.

"An attorney for the developer told the St. Louis Land Clearance for Redevelopment Authority on Tuesday they hope to begin construction in August and complete the project by the summer of 2022. The city isn’t offering any tax abatement, nor is the Cortex district offering any of its tax increment financing incentives for the development. The city LCRA does plan to issue bonds to facilitate a sales tax exemption on construction materials for the project."

"Plans call for a 515-space parking garage with apartments wrapped around the structure."
Interesting.
Interesting.

that set up has been fairly common lately, see the Standard (Forest Park Ave) or Chorma (Chorma 2 will finish the wrap around)Rooster wrote: ↑Feb 26, 2020"Plans call for a 515-space parking garage with apartments wrapped around the structure."

Would love to see something similar on the Cortex silo.

I am OK with the Texas donut on the fringes of our denser areas. Great easy way to connect neighborhoods. I want to see them explode in downtown north of Wash Ave and south of 64 connecting to Soulard.

I was just in Springfield MO and even they have a mural painted on their silos!

Omaha I believe paints their silos as well or at least did. I think it ran out of funding or the artist moved on I do not remember.

Would be awesome to ours painted as the STL flag on one half and the other half of different cultures of people

I would prefer the silo be torn down. It’s ugly and takes up a lot of space. By getting rid of it, we could have more space to develop on in the future.
Eventually it'll be torn down. In the meantime, I'd rather see some kind of lighting, rather than a painting. I just think these kind of large-scale painted pieces look cheesy (and they don't weather well). Lighting would be much more flexible, too.
Silos were a huge point of debate in Buffalo. They people refused to take them down. Ultimately they painted a few of them to look like a Labatt Blue beer can and turned a few into a creative space - rock climbing, concerts, beer hall. I'm glad they did that rather than let them rot, but I'd be fine with tearing down and new development for future.
"Because the surrounding land is obviously being well utilized" I say as I stand in a surface lot the size of 2-1/2 football fields in the neighboring block or 3 sides of the intersection of Clayton & Sarah or the football field sized grass lot at Forest Park Ave and Vandeventer or the football field sized grass lot at 4000 Laclede.chriss752 wrote: ↑Feb 27, 2020I would prefer the silo be torn down. I like the idea of projecting images on it.
The silo is more interesting than a parking garage.

I don't think anyone here disagrees with that, but unless it's operator sells it or they go out of business it isn't going anywhere anytime soon.chriss752 wrote: ↑Feb 27, 2020I would prefer the silo be torn down. I agree with Framer that lighting would be cooler and more flexible. I know that was being considered (and I think even tested at one point) but I'm not sure that ever went anywhere.
I share Quincunx thoughts as well as framer's a few posts above. Their is so much developable space already to be had that the silos are here to stary for awhile and so why not find a way to make use of this huge canvass that is still a lot more interesting and pays respect to the past then say a garage or even an empty lot. Get the rest of CORTEX built out, get CORTEX East Tower built, Get Foundry Phase II & II built out and you might find out that the Silos are the most interesting thing around whether their is grain in there or a rock climber.quincunx wrote: ↑Feb 27, 2020I like the idea of projecting images on it.
