With downtown able to easily fill units at $2.50+/sqft as well as $3.50+ for luxury, seems it should draw more national hirise developers. If the few spec office buildings fill up fast could see some momentum there, but if not, may not see much spec this decade. The Plaza pretty much dominates hirise for sale condo market, lots of opportunity for more hirise condos downtown. Hotels might slow down but could also simply shift supply from around metro to more downtown to Plaza while maintaining around same level within metro. There's a lot of aging hotels around metro that may not be worth upgrading, one in OP turned into storage units. The free streetcar seems to be contributing to this boom and free bus might help too.
The W&R building is a great design but concerned about those bland large panels, apparently metal panels. Someone had idea for Nelson-Atkins style translucent panels, which could allow for some cool night time lighting. Or at least put in some vertical slotted windows.
