With downtown able to easily fill units at $2.50+/sqft as well as  $3.50+ for luxury, seems it should draw more national hirise developers.  If the few spec office buildings fill up fast could see some momentum there, but if not, may not see much spec this decade.  The Plaza pretty much dominates hirise for sale condo market, lots of opportunity for more hirise condos downtown.  Hotels might slow down but could also simply shift supply from around metro to more downtown to Plaza while maintaining around same level within metro.   There's a lot of aging hotels around metro that may not be worth upgrading, one in OP turned into storage units.  The free streetcar seems to be contributing to this boom and free bus might help too.

The W&R building is a great design but concerned about those bland large panels, apparently metal panels.  Someone had idea for Nelson-Atkins style translucent panels, which could allow for some cool night time lighting.  Or at least put in some vertical slotted windows.

I guess it depends on how the metal panels look. Translucent would be nice, but would probably be pricy if they made sheets of glass that large. I would prefer vertical slotted windows. That view to the East will be eventually blocked by 4 Light so it doesn't even matter.

2. Wadell & Reed New HQ - P&L District Adjacent

Demo is coming along with more than half of the old IBM building on the ground. City Planning has requested Burns&Mac to add more groundfloor retail and to make the garage convertible to other uses. CPC also has requsted justification for the size of the parking garage. 





3. City Club Apartments - Crossroads KC

Phase 1 (pictured below) is coming along with an opening expected in the next 2 months. Additional phases, also under construction,  will open with the entire complex completed sometime around late 2020 or early 2021.

4. Rivermarket West II Apartments - Rivermarket:

This property is nearing completion with the first residents having already moved in. The project is owned by GFI Development of NYC and managed by Lincoln Property of Dallas.

30K seating would be smallest in MLB I think, a bit lower than Tampa Rays stadium.  But could be more intimate than Fenway or Wrigley.

I’m kind of curious on why home plate isn’t facing downtown or am I looking at it wrong?? Either way good renderings though many years from actually something like this becoming reality.

Like the airport, I think the average user has a false sense of “ease of access.” Traffic to the current stadium always backs up and one must walk far from car to baseball seat. There are some complaints that there won’t be tailgating opportunities at the new site. While true, baseball isn’t a sport that one tailgates in the same way that one does for football (if at all).

The proposed east village site is more centrally located and offers access to more interstates/highways than Kauffman Stadium does now. The proposed site is also adjacent to the new downtown transit center (under construction) and just a few blocks from the streetcar.


Urbanists, downtowners, owners of the team/land are in support.

I have heard from some sources that the involved parties are targeting it to be privately financed. In which case general population support for a downtown stadium wouldn’t really matter.

What I heard is (and actually from the man/ company who is proposing this) it has a 'pie in the sky' of happening.  

First off, both the teams have signed contract agreements (which they both admit will not be broken) until 2031.  So they will be playing in their stadiums out in the east concrete awful flatlands until after the 2031 season.  That being said - it would be 12 years before a new stadium would even be played in (possibly).

The concept of the stadium and surrounding district is daring but it seems to be too ambitious. If they could keep the stadium and ax the surrounding apartment buildings, this would be a win for Downtown KC. I also like that they designed a modern stadium instead of a faux-historic stadium like Busch.

Love the design of the stadium; the apartments, not as much. I do like the ambition, though. Hopefully one day the Royals indeed will play downtown along with some team in the Sprint Center.

Also, not to sound like I'm shitting on KC, but what was the point of someone vandalizing the Wiki page for toasted ravioli to say that they're actually from KC/Blue Springs? Like, toasted ravioli would definitely not be something high on my list of things to project insecurity over. But that's just me.

It's intended to be a fantasy vision to get conversation going.  Not a formal proposal.  The new Royals owner has talked about a downtown stadium for future (10+ years).  The City seems to be touting E side of the Loop.  These renderings are just ideas.  And they will get the metro thinking about it.

I'm not a huge fan of downtown stadiums unless the city has serious policies to limit surface parking and massive parking garages.
My other huge issue with this conversation/proposal is that they've now prevented any other proposals for these blocks. Not that downtown KC is short on developable land though.

If KC pulls off free fare bus and sticks with it, mega parking won't be needed.  And existing parking throughout downtown/metro could be used with shuttles.  It's a bit of a walk from streetcar line but parking along line is doable too.  One possible location is also at end of streetcar line expansion planned, near river.

The Royals aren't leaving Truman for at least a decade, what we've seen here is likely not happening.  Personally I'd rather see the stadium on the west side of downtown for better skyline views, but I'll be long gone from KC by the time this ever gets any legs.

^ If you think the wealthy Johnson County season ticket holders are going to ride a free bus downtown, you're in for a rude awakening.  The folks in my Olathe office couldn't care less about KCMO's plan for free bus fare.  If there is any reason not to worry about parking, its because the Royals so very rarely ever fill their stadium for games.

^Bars and other places in JoCo could offer free shuttles for those too superior to use public transit.  Many cities do this.  Otherwise they can pay more to park downtown.  Is doable.

But you have to keep in mind that the presence of parking isn't some part of a grand plan. Under the free market, surface parking lots will become permentant fixtures unless policies prevent it.

The East Village is predominately owned by a single developer (Vantrust) and the City of KC. The largest office tenant (JE DUNN) is a co-owner of the team. This is the most likely place a stadium will go.

The Northloop is almost entirely owned by Commerce Bank and MODOT. Commerce too is part of the ownership team. A key chunk of this land is being redeveloped into apartments - reducing the likely hood a stadium could be built here.

A space in Crossroads was once proposed but new apartments are under construction there. Similar with a space near Power and Light.

Kauffman is a stunning ballpark. I know the location isn't ideal, but I'd hate to see that place abandoned.
