I like the fact they are looking for a leader who will take Cortex to a whole another level. Could having 3 different innovations districts be beneficial to St Louis? It’s all very exciting really hope to continue seeing cranes all around St Louis

Thanks. My totally uneducated guess for this building would be one, but if two is a possibility then I would say this proposed 600,000sqft Wash U building should have at least two. Should have some good crane action in Cortex this year and next...especially if Cortex K happens to get off the ground.

Assuming no one has any renderings of the Wash U building? Or a timeline for construction? As others have stated 600K is a very large building. This thing is going to make a huge impact. Between this and the Ventas building Cortex is really going to start making a visible impression over the next 2 years.

I wonder if that will be 600,000 square feet of complete office or if that number includes a parking podium. If there is a parking podium plus 600,000 square feet of office in one building, then the skyline of the Cortex is about to look drastically different in the coming years (as noted by newstl2020).

My source of info for “14 floors” is just a rumor passed along between PhD students and mentors.

Take it with a grain of salt, as I’d be surprised if such a large property went skinny&tall vs. shorter&wide.

When is Cortex K actually supposed to go vertical? I remember discussions this time last year predicting a 2020 completion.

I guess the massive garage agglomeration 200 ft. to the west isn't sufficient.

Either footprint, even with parking, would leave room for additional development. I’d love for them to have this entire development use half the lot, with another building for future companies or research. Might just be with full thinking.

I just realized, I think this is a fairly recent update to the Cortex development plan. Given the specific shape of Innovation Hall and Aloft Hotel. Could give insight to Wash U’s Neuro building at Duncan and Newstead?

FYI - If you guys register an account with MSD's Citizen Access Portal you can find specific site plans for any development in St. Louis.  You can track the site plans from preliminary submittal to final approval.  Once you've created your account all you have to do is search the specific address of the development.

I don't believe there are any firm timelines set.  If memory serves me correctly, that was a very optimistic expectation without any further info supporting it.  I don't believe we've had any other update on if/when this will happen since.  So until / unless KDG announces groundbreaking, we shouldn't expect anything to happen in 2020.

Most of that is the same as the 2012 Cortex District Master Plan.  It looks like they have just edited the master plan to show what was actually constructed.

The new building won't have that L layout, but will front mostly on Duncan.

A whole bunch of heavy equipment is on-site at the Crawler building, and drilling rigs are already at work.

Thanks for the tip. I registered, but for some reason can't see site plans like this. I can only see info like inspection reports, the names and contacts of consulting engineers, etc.

To see the site plans use the Record Info drop down and go to Attachments.
