Since yesterday, progress has been made...

More glass on the Pennant Building...


Steel rises at OneLife Fitness. As the rate it's going, the end of next week should bring the topping out of this small building...

That's what the rendering shows. It will be for the restaurant that occupies that retail space and overlooks the stadium.


On another note, I am expecting some more tenant announcements soon as the office building begins to be wrapped in glass and soon to be brick. The office building is 50% occupied with other tenants with Letters of Intent floating around.

This might be because I am a stickler for details, but I really dig what they did for breaking up the curtain wall at the structure. All glass buildings with no interruptions are typically so boring, and i'm glad they are highlighting structure somewhat with the breaks. This will look pretty good with the brick podium. Has roots back to old St. Louis brick and steel structures with a modern twist.

100% agree. I was a little concerned in the beginning because of some of Cordish's other developments. 4th Street Live in Louisville comes to mind. As does P&L in KC. While overall, P&L has been wonderful for the growth and development of downtown KC, but I always thought it was pretty blah architecturally (except the H&R Block building). Ballpark Village really seems to be a step above a lot of their other developments. I wonder if it's because the Cardinals are a major partner and could be driving a lot of the design. I also really like the black cladding they are putting on the residential tower garage.

Yes, the project is making an impact but I am waiting for it to be completed to see how well street activation is. One Cardinal Way will look great from inside the stadium. It will be prominent this season as it rises into the sky. One Light and all of the low lying buildings are fine to me. Two Light looks cheap and will seem repetitive once 3 and 4 go up. Ballpark Village Phase 1 is just a bricked up version of the low lying buildings at the P&L but the other buildings are on their own.

The skyline photo is from yesterday. You can see a part of the Pennant Building peeking out from the right Deloitte Building and a sliver of One Cardinal Way peeking over the Busch garage and between the Millennium Hotel and Deloitte. You may have to click on the picture to zoom in.

View from Kiener Plaza Garage West. The buildings are visible from ground level at Kiner Plaza (as seen in an earlier photo on this thread) but I didn't take a new one. It's nice to see this part of Downtown fill in. Hopefully, future phases keep up the progress.

Bill DeWitt III, in an interview at this link (https://omny.fm/shows/nothing-impossibl ... y-arch-gra) and between 7:55-8:30 talks about the potential of Two Cardinal Way and a 3rd Phase.

Bill hesitatingly says, "2 Cardinal Way is probably going to be announced soon", but he then walked back slightly before acknowledging that the interviewer meant a second residential tower. Went on to clarify that, "there is a good shot at a second residential tower because early leasing is good". But says that "we will see how leasing goes over the next year+".

On Phase 3, "No doubt a Phase 3 will come", and he says, "I would think that it would include residential, office and retail".

So basically, the Two Cardinal Way part seems practically confirmed by the man himself but is saying that we have to wait on numbers, which makes sense considering that's how things are done in KC at the Power and Light District. As for Phase 3, it appears the intention is for more office space. My source indicates that the Pennant Building is 75% leased when companies with letters of intent are included. He also says that with the others looking into moving here, the Pennant Building could be 100% occupied when it opens. He also said that the team marketing the building had to turn away larger companies who want to move to BPV but there wasn't enough space.

So it all makes sense to me, they (Cordish and Dewitt) want to do more office buildings because their little experiment with a BPV office building has done very well so far and they see potential and they also want to do more residential due to the early success but are waiting to pop champaign on success for another year. As for retail, I don't have updated metrics on that other than Phase 1 and 2 combined will have 80% of the retail spaces filled, and that data was from January. The reason it is lower is that the smaller retail spaces in Phase 2 are having a tougher time finding tenants.

I guess we will have to wait and see who the tenants are and if the new baseball season, and the rising One Cardinal Way tower, will see a major influx in leases being signed. I also wouldn't be surprised if One Cardinal Way advertised at the Stadium this year.

Know anything on whether those 'larger companies' that wanted to move to BPV are simply shifting/expanding from a different part of the metro or were there some outside ones as well?

The metrics of the second tower will be worked out as time goes on. One of the companies was thinking of moving from MOfallon and the other seemingly wanted to open a satellite office here. They are from the East Coast. The names of the companies weren't given.

While it would be a dream for either MasterCard's global tech headquarters or Citi to move downtown, I'd have a hard time believing it's one of them. But having two or three buildings as a "campus" in BPV for MasterCard global tech would be mind shattering. My biggest bet would probably be on Nortek. It's a global firm, about 200 employees. Most of the other employers listed are either chain stores or a few small manufacturers. Seems like they might be a good fit.

Also, I read in the BJ today that Cordish expects glazing on the apartment tower to start in May.
