I think I saw it mentioned somewhere recently that it was 25-30% leased so far. Not sure how well or not that translates into a second residential tower.
I wouldn't be surprised if Cordish/DeWitt and or Koman have been quietly negotiating 300 Broadway purchase with STLCC and or already have it under contract. Unless investors of original 300 Broadway put some money into an escrow account to have STLCC pull it off the market in short term.
If they do buy it, I truly hope they don't do anything with it other than renovate the interior but basically keep the building intact. Would make a good loft/office building with some street level retail.

Re: 300 Broadway, that is going to be one of the most prime building sites in the region over the next 10-20 years and while I am 110% in favor of retaining the building facade and incorporating it into a new structure, I would be fine losing the building for substantial high rise development. I just wish the surface lot down the block would go first.

As far as BPV goes, things are really starting to *finally* speed up. The hotel portion has hit its guest floors, the office building has hit its office floors and One Cardinal Way is about to hit its residential floors. I would have really loved a taller product for the apartment building, but I think everyone is going to be surprised (if you can say that) with how much massing the apartment building is going to have. I will guess this should be hitting floors 15-20 around the start of the season which will be so cool to see watching games. :D

I don't know that I agree with you there. I actually really like the photos you provide as they usually show an overview of the whole site. You don't really get that from the BJ's photos. Hope to see some more of yours soon!

^ Thanks! And I actually prefer Mr. Mayor. LOL, jk. For those that are curious, my username is a reference to my favorite game, SimCity 4.

Anyway, this is starting to take shape and I love it. It's really going to change the look of this part of Downtown. Let's hope leasing continues strong and we get another tower announcement before this one completes (residential of course, not sure I could see another office building announcement in the near future).

Edit: Also wanted to add that I agree with newsstl up thread a bit. While I would have loved a taller residential (and office for that matter) building, the massing on this is really going to stand out from inside the ballpark. Should make for some excellent views. A few months ago a friend of mine that lives in Denver was telling me about about how the Rockies MLB announcers were gushing hard over BPV on a Rockies broadcast while the team played in St. Louis. This should get some play in the various MLB cities during the season.

And from a previous question. I remember during the season when they had the model apartment down there someone announced that they were at 37% booked already - that's been a while ago, so I'd assume they are over half leased by now... you'd think?

According to some reporting in the Business Journal from last week the apartment tower was "more then 25%" leased. It won't be finished until 2020 so I'd say that's a pretty solid number, though I did half expect it to be higher by now.

It's going to be crazy to walk around that infield once construction is done... Looking at the picture of the stage coming down, I remember standing in almost that very spot when they were installing that astroturf, before any stage at all was built.

Heard there will be 5 office tenants. PwC is known, and i've heard of two of the other four - but haven't seen anything publicly regarding confirmed office tenants. So, sounds like the office space is atleast filling up.

Heard there will be a "coffee shop" on first floor, so those Starbucks renderings sound about right.

There will also be some sort of development or hangout space on the roof for PwC.

Still holding out hope for a Taco Bell Cantina downtown one of these days as well

I thought I recently remember seeing something in the PD or maybe the Business Journal about the office building having some tenants that would be new to downtown. Haven't seen any names though. Would love it if Rawlings would move their office from T&C to BPV and put up a sign, but that's not likely.

5 tenants would be nice. I know Rawlings has recently made a return in the renderings but the other tenants remain a mystery. I know that when the Biz Journal toured the building, Nick Benjamin said there would be 5 tenants. I know Google was looking at a small office here (about 200 employees), but that was back in Late May, so not sure if they are going for it or not. I've been told that all tenant announcements for the office building will come when the building is topped off in late January. Yes, there will be a small green roof on the building for PwC but it will be fairly small and nothing significant.

A Starbucks reserve store would be nice, but would requite quite a bit of space. I think a normal Starbucks is what is going to happen. As for Taco Bell, that is perhaps the worst possible tenant for a retail space I could think of. While many people like it, BPV already has some Mexican themed places in Fox Sports Midwest Live. You have Tengo Sed and El Birdo's. That's enough fast Mexican here. I really think that some retail stores should move in here besides just bars, fast food places and restaurants.

Maybe I'm just a Tbell enthusiast but I feel like a Cantina would be a regional draw in a way unlike El Birdos or Tengo Sed. They are popping up all over the country so it's only a matter of time until it hits STL. Chicago already has four locations, three of which are in the CBD. I would say if not BPV then downtown would still be a target, maybe Wash Ave or the Landing if that neighborhood ever decides to come back.

Not exactly an apples to apples comparison, but I read today that 2 Light (in KC) has 55% of its units leased (they just opened). Certainly not a bad start for them but it seems promising that One Cardinal Way is already at 36% given the similarities between the two districts. I would expect that some of the Cardinal players will lease here as well once it opens, though I wouldn't think any would pre-lease since you can be traded in an instant.
Back in April the leasing office said 36% - unless a bunch of people backed out?

How about something locally owned and cultivated? It's basically the reason why I don't ever want to go to BPV. It's a trap for money.

I thought I had heard it would be a Rawlings store, not necessarily their corporate operation from West County, but I hope I'm wrong.

That's all the information I have on that. I wish I got more but I assume it would be similar to Google's Office in the District Detroit (which is technical support and advertising).

Time for another progress update! Let's start out with this shot from the Ballpark Village sign over Clark near Broadway.



Now let's move down Clark to the One Life Fitness Building. Drills are on site and the 7th Street Ped-Way is coming along. You can start to see how it will look seamless with the rest of 7th Street when completed. When the whole BPV is developed, this will be as cool view and the only view really tying BPV into the Central Business District.






Now for the office building. The higher ceiling of the last floor of the garage acts as a buffer floor. There are still 4 floors to go and will be done with steel. It seems to have fallen a bit behind schedule with the opening of the office building pushed back from June to early August. It is supposed to be topped out in Mid to Late February.





And the Loews Hotel is having it's third floor decked.




Next update is in 2 weeks, unless something major happens. I think everyone appreciates me doing this since the construction camera isn't public. It has gotten harder to do since the East Garage has been closed whenever I go down, so getting a good perspective is harder now. I also hope that the Stairway to Howl at the Moon (Shark Bar) reopens soon so can go up there and get a better perspective on the One Life Building.

Views from the 28t Floor of the Federal Building. It's amazing how, much this project fills in the area in Downtown South of Market. I think I will call this area "SOMA".
