Any progress pics?
I try to make it down bi-weekly. My webpage has photos from last December to August 5th. I am going to head down Sunday for more pictures. The photos included here are form August 5th. Since then, the fourth floor of the garage is being framed on the office building among other things.

Nice shots, thanks Chris. They have made quite a bit of progress.

Will they ever add a webcam?

Paric has a camera set up, and you can find a recent time lapse video on their website. But I don’t believe it’s public for real time viewing.

Chris could you post smaller versions of pictures? Flickr lets you choose smaller sizes.
32MP 19 MB pictures are way overkill for the forum.
Thanks!

Yes. I'll post smaller versions next time. I've always used whatever popped up when trying to share on Flickr. I'll adjust it in the previous post and future ones.

Some update photos from today...

Pennant Building and Loews Hotel

One Cardinal Way

These renderings are hit or miss in quality but It thought I would post them anyway. There are two new exterior renderings of the office building and the first two renderings of the interior. The lobby in particular looks really good and is probably the most modern and upscale lobby in Downtown (Stifel and Met Square follows shortly afterward). I found these on Paric's website.

Awesome. A parking garage with four floors of offices on top of it... across the street from a massive parking garage. The sidewalks of Downtown are about to be poppin.

Hold up. Did we just get baited and then switched? I've heard of this maneuver.

Not a huge fan of this, but at least it isn't a stand-alone garage. If anything hopefully the addition of parking will allow the redevelopment of at least some part of the Stadium East/West garages.

I don't think it was a bait and switch. The renderings have always shown a huge garage topped by office. Maybe not quite so clear that the first floor will be so bad, but it's been clear what we're getting.

The "brickwork" seems to be heavily textured. Perhaps it's some kind of terra cotta ornament?

(hopefully not the Birds-on-the-Bat logo)

It was shown as a garage in the last batch of renderings but not long before that, it was either shown as something else or a very haphazardly lit garage.

That rendering you shared is from October 2016. Last October (2017), the new renderings and design came out. At the time, the large parking garage wasn't so obvious. I think that the cardinals and cordish will use some sort of screen to shield the parking garage away. While it isn't ideal I see this continuing to happen. The residential tower has a parking garage too.

I'm not against it having a garage but now seems a lot more like they are just building a parking garage with some office space on top instead of vice versa.

God. "What if I can't park directly upon my destination!!!"

We have some serious ideological issues in this city that goes beyond drivers; it infects developers the same.

Maybe office was scaled back because they realized they don't have the chops to attract new tenants aside from shuffling (read: poaching, regardless of "net new jobs" loophole) PwC from across the street.

Nah, no serious ideologcal issues at all. Just serious issues downtown like murders and shootings. You simply aren't going to attract, en masse, thriving businesses from the county to downtown until the violence lessens. And it's not because we don't have enough cops. There are other issues. But we don't have enough cops because who the fukk wants to be a city cop?

I was on the hunt for some BPV updates and found a few updated photos on the Project Rundown page at City-data, I noticed one of the images was the screenshot for the Board of Building Appeals and in their 8/30 meeting they heard appeals for both 3 and 4 Cardinal Way. Was curious if anyone could elaborate on what that might mean. I'm assuming that these are still several years off, but found the mention interesting.

Also, will there ever be a webcam for this?

That isn't for future phases. What this is for, I learned, is for changes to some designs at the Office Building. No new towers yet. However, I wouldn't be surpirsed if a Two Cardinal Way tower is announced before One wraps up construction due to the fact the web domain has been purchased and since leasing is going well.

For the webcam: There is one, it's just private.

Gotcha, I haven't heard the other buildings referred to by their Cardinal Way addresses so that makes perfect sense. Any numbers on the leasing? I thought I had read awhile back that nearly 100 units had already been leased.

Back in April, it was at 50 units leased (or 15%). Not sure where it is now but probably near a hundred. Leasing must reach 60% and continued interest must be shown to pull the trigger on a second tower. How close we are to this remains to be seen.

Project Update Photos from today...

Office Building and Hotel (Office: Floor 5 of 11 and Hotel: Floor 2 of 8 )...

One Cardinal Way (Floor 3 of 29)...

Also, the One Life Fitness building should begin soon. Fencing is going up for it and the permits have been issued. This will result in the Busch 2 Infield being closed for the removal of the stage and the TV. It should be open by next June.
