Perhaps more mixed-use residential is in store as a real-estate broker tweeted the Trader's Building at 801-805 N 2nd is under contract to a multi-family developer, It's this one...



I believe the building has a fair amount of vacancy right now.

I assume there is enough vacancy in all these upper floors to add at least a couple hundred each of office workers and residents, probably enough to make for a pretty decent neighborhood that wouldn't have to worry as much on entertainment/tourism. And I guess when that happens we'll see some new construction and redevelopment interest in the Near North Riverfront.

Received an email from a Leasing Specialist at Advantes Group. The general gist of the email was...

The building, called the Peper Lofts, is under construction. As of right now, we’re estimating that the apartment units will be ready for residential move-ins this coming fall.

The units are all going to be either 1-BR/1-BA or 2-BR/1-BA layouts.

The prices of the units won’t be finalized until they’re closer to being done. To give you a ballpark estimate, the 1-BR/1-BA units will range between $850-$1,050. The 2-BR/1-BA units will be between $1,250-$1,400. These are prices based off our current properties that the Peper Lofts will be similar to.

^Those prices don't seem too bad. Not sure what the prices are on Wash Ave now but that is on the lower end of what they were when I lived there 2010-2012ish

Anyone know how Last Call is doing? Any word on Sundeckers reopening as anything?

Well, yes.

At least the space gets a new lease on life.

The downside is that its just another corny concept lol. We really need some fill in from a good anchor establishment. Imagine what a place like Broadway Oyster Bar could do for the Landing.

Yeah but a lot of cities have these type of bars. So I assume people have figured it out. There was a bar in Milwaukee that had a climbing wall - that was certainly a liability.

After walking around the area, too, I really hope the apartment project will get some ideas flowing for the empty lots right next to the Eads. This is an entrance or exit for people going to or from the Arch grounds. Desperately need something more beautiful here.

I also think it'd be cool if the city did an RFP for the three story parking garage on LKS. I think it would make an awesome full or weekend time open air market or food hal, or maybe converted to a multi story open air saloon or brewery. Or at least have garage doors for winter months.

Frustrating to see so many prime properties like this, Sundecker's, etc. sit and waste.

Biggest mistake you can make on a rock climbing wall is you let go and all of the [Insert actual term here] ropes 'n stuff will catch you. Mess up with axe throwing and someone gets an axe in their head.

I mean assuming you aren't drunk and decide to start climbing the wall yourself without ropes - which i think was the real concern and I watched occur many times.

Mind you, this sounds kind of wonky to me, but . . .

You would have to tightly control the axes. The thrower and target could (should?) be in some kind of safety cage.

I have been to the one out in St. Charles. There are cages for each "lane" so you can't throw one into someone else's lane. The axes aren't all that sharp. They could still do some damage but they wouldn't even stick into the wood all that well. They have a line on the floor that everyone has to be behind that isn't throwing. You would have to screw up something crazy to hit anyone with one, like throwing it backwards.

Hopefully this kick starts other residential developments on the landing. The view of the Arch is amazing from this angle and who doesn't like living in a older neighborhood. The Landing has tons of potential, now it just needs to be tapped.

^ 100% agree. Untapped area, so many lots ripe for mid or high rises with tons of balconies and rooftops that would have some of the best views in the city. A great opportunity to activate a riverfron community all the way north to bissengers

Amazing what an interstate will do to potential. I love river towns but even though I live in St. Louis I often can forget we are a river town since it's so cut off. I would love to live on the landing but wish it wasn't an island, the city needs a realistic master plan for the riverfront development.

The idea of removing the highway bridge in downtown could still happen but take the park over highway al the way down to either end and have a Boulevard transition into the tunnel and grow back into a highway around Park Avenue/8th Exit on the South and St. Louis avenue on the North. Make it like 141 where there are stop lights and things that make it into a street. That could help a lot without totally destroying the highway itself, if that makes any sense. It may cost a lot but we all know that sooner or later, those bridges will have to come down to make way for new ones so it is better to rid them all together now when it is cheaper than to do it in 20 or so years when it costs even more.

Behind the paywall but interesting to note how quickly they are trying to correct for a huge missed opportunity with Arch Grounds to connect Landing. I think most would agree on the thread that a better plan then a band aid would be at a minimum to do away with raised section of freeway for a short but effective blvd starting with at an grade Wash Ave intersection as noted by a few others.

Really happy to hear this is actually being discussed; it seems a no-brainer for the landing. Though I'm not sure how restoring Lucas Ave would cost Drury parking spots? What should become Lucas (again) is currently just an aisle. It will bisect the property, but then Drury has two parking lots - one on either side of the new street. Maybe they're talking about the four parallel parking spots near 2nd Street?
