^ I don't think they'll have problem leasing the additional office space; the issue is will it be others from downtown (boo!) or from outside (yeah!).. Supposedly they're supposed to be having an announcement on some tenants before long; I guess we'll see.

I got a leasing email today so it seems that people can start choosing units and putting down deposits. I bet all the units overlooking the stadium go quickly.

I'm certain it will be. We're going to go through the process to see just how steep though. We're actually more interested in the North and East sides of the building to have views of the Arch.
I'll be curious how much different the rent is for the different sides of the buildings.

Yes, people will almost certainly pay more for views into the stadium. And you don't have to be able to watch the game in detail to get benefit from it. If my fiance and I were more financially well off, we'd absolutely pay a premium for those views.
They will ABSOLUTELY be charging more for Stadium side units. If Mansion House and Gentry's Landing can charge $50 more a month for Arch views, then people will pay quite well for views of home plate. I'm not even that big of a Cardinals fan and I'd grab one of these units in a heart beat if I could.

But, having the game just beneath you and just beyond your window with the TV on drinking Schnuck's priced beer cold from your fridge... hearing the crowd roar just before you see it on your TV... that's actually pretty cool IMO...

Don't Arch views typically command a premium? Many units on the other side will have Arch views.
I know a former Cardinal player who lives in Pointe 400. They chose a unit facing the Arch, because they didn't want the distractions of the Stadium side (fireworks, etc). I guess everyone has their preferences.

A friend of mine who works on site says that the foundations are complete for the Residential Tower and the Office Building and that we should see a crane on site by months end. I find it hard to believe that the residential tower is actually ready to rise as the current cranes on that site haven’t moved since they were put in place. Also, only a little bit of dirt was turned closest to Clark Street the last time I was there. To see what they are doing, I go to the top of the Busch Garages. The last time I visited was two weeks ago and it appeared that the only structure that really had any kind of movement was the office/Hotel portion. If they're not going to have any below ground parking, then I guess it's plausible that they foundation could be completed? It would be as simple as just driving the piles down deep enough and then pouring a slab base, correct? I know that's what they did for BPV phase 1.
I haven't seen any changes on the apartment tower site in a month. There's been plenty of drilling on the hotel/office site, but definitely not complete. Doesn't even look like half complete yet. That would be the quickest foundations I have ever seen if so.
I think your right on. Looks like a piling driving rig in the photo. Simply put, friction pilings and or going to bedrock with pilings is much less intensive then putting in underground parking and the additional excavation & foundation work that you see on other projects. I thought that was a pile driver when they were assembling it, but when they raised it up on the crane it's actually a drill. No piles have been driven so far that I have seen.
