I'd rather have retail needs met in the myriad of empty shop fronts north of Market but if something like a Nike or Under Armour that is more sports-related lands in the BPV2 that would be fine by me.

And I can't imagine why a gym like orangetheory isn't moving into bpv and why there aren't Nike/adidas sports clothing stores in a sports based district. Would have basically no other competition downtown

One Life Fitness is supposed to move in according to a October Post-Dispatch article. For Nike and Adidas, Downtown is probably not on their radar.
Nike has a very big store in Downtown Newark, NJ. I could see them at BPV.

I don't think I've seen it noted here yet that there was a building permit application made on 11/17/2017 to "CONSTRUCT 29 STORY BLDG FOUNDATION ONLY ZONING ONLY PLANS" with an estimated cost of $6,184,276.00. Haven't seen it on a Board of Adjustment agenda yet, but if zoning variances are needed I would expect it to be in January at this point with the Holidays coming up. Impossible to say how long the plan examination after zoning determinations are made will take, but this should relieve those that are concerned Phase II will never materialize.

I understand. But until I see steel in the air I'm not buying it.

St. Louis just hasn't hit the critical mass of residential to sustain a lot of downtown retail. I think if we continue to add residents it will eventually be inevitable, but who knows how long it will be. If I had to guess, I think it will be some time in the mid 2020s. Right in time for North-South Metrolink.

Matt, it will probably take a week or so for zoning to round up all the needed variances, with all the holidays there will be some backlog that will add to the usual 5 week wait from app to hearing, my guess 2nd week of January.

I look forward to hearing it, tho my term expires 12/18 but I think I stay on til someone else is picked

^I may be a bit of an odd one for this, but I really enjoy Board of Adjustment hearings. Whether I'm there for, opposed, or just an interested observer. I'll probably walk over for this one just to see what they need to appeal, and the basis for denial of the original application.

I hope that if theres to be another residential planned for the village it'll crack the 400 or so feet ideally i think it be incredible to see a all glass residential high-rise somewhere in the vicinity of that area between 5-550 feet but then again beggars can't be choosers.
Hope theres no more setbacks I'm ready to see cranes in downtown.

If bpv buildout is successful I definitely see development on the lot at Broadway east of the ballpark, as well as development replacing the large parking garages on either side of bpv

I still think the majority of these apartments will be leased to corporate types wanting a space near a stadium or people looking for pied-a-terres so won't necessarily add to downtowns daily population. However if demand by the deep pocket crowd is enough we could see more towers rising sooner rather than later.

The St. Louis Cardinals announced Friday that they will hold a ceremonial groundbreaking event for the $260 million second phase of Ballpark Village on Dec. 14.

The Business Journal reported Thursday that the Cardinals, along with their development partner Cordish Cos., applied for a $6.2 million building permit to begin construction on the apartment portion of the $260 million second phase of Ballpark Village in mid-November.

That permit has not yet been issued by the city. But once issued, the team and its development partner, CordishCos., would have the green light to begin construction at any time.

Expected to be on hand at the ceremonial groundbreaking is St. Louis Mayor Lyda Krewson, Cardinals Chairman and CEO Bill DeWitt Jr., Cardinals President Bill DeWitt III, Cordish Vice President Blake Cordish and Cordish COO Zed Smith, among others.

In all, the development will include a 117,000-square-foot office building, a 220-room hotel, a 900-space parking garage, a 29-story apartment tower and 75,000 square feet of new retail space. The project is expected to be complete in 2019.

The city of St. Louis is providing $65 million in subsidies to help finance the development. In October, the city approved the issuance of $119 million in bonds to help facilitate those incentives.

PwC is believed to be the anchor tenant in the office building and Rawlings is expected to also have a presence in the development.

Very interesting that the groundbreaking announcement comes out the same day we learn of a competing tower proposal across the street. Also interesting that the apartment component is breaking ground first.

I would imagine that it isn't a coincidence. Cordish / Cardinals didn't have any prior competition for new residential around Busch. Now that someone else has released renderings a major residential tower (competition), Cordish / Cardinals lost the sole ownership of the market and news media cycle.

I've also gone back and forth as to if Cordish / Cardinals will try to stall the competition in some way. On one hand, they'll want to try to have the sole ownership of the residential market. But on the other hand, more people living in the area equals more sales for BPV. I would assume that they'll have a few internal meetings as to how they want to handle their new competition and wouldn't be surprised if there wasn't some back room conversations as to limiting incentives and/or trying to stall the competition until the BPV tower is leased out. Just my own $0.02.

Wasn't the ground breaking scheduled between the 10th and 20th of this month anyways? So i don't think the neighboring project has anything to do with yesterdays announced of an official ground breaking date. I believe competition is healthy for both new residential towers and i think this will help propel downtown to be competitive with other peer cities in drawing people from other places.
I don't think by the Cardinals not getting Stanton means anything the Giants also didnt get him either so both teams took a Gander on trying to acquire him and to be honest i don't think Stanton was a good fit here for many reasons. I'd put my money on Donaldson or Gonzalez.
Anyways this is great news for both projects and the St.Louis region for a healthy vibrant attractive Downtown

These two projects are going to work wonders on the perception of the city. The towers will be visible to everybody who crosses the poplar street bridge. Out of towners and STL county folk alike will be greeted with massive construction projects and shiny new towers right when entering the city limits. That is certainly something the city has lacked as of late.

Plus people watching the cards game will certainly catch views of the rising city, and it will certainly be a common talking point for broadcasters.

Caution tape is around the Southwest (Hotel and Office), Southeast (Residential) and Northeast (Staging area) lots. Tomorrow, the marquee at 8th and Clark will come down according to sources as well as the fencing along Clark.

How many cranes do we think this will get? I could see 2-4, depending on availability of cranes in the STL market, which actually might be stressed at the moment.

I don’t know if the Hotel and Office block would use the same crane or not.
