^ iirc the brewery will be in the single story building across the street that is/was a showroom and not the Armory itself. Anyway, I was just trying to piece together what is going in there with who appears to be in play.

Another possibility.... is Cathedral still looking? The only other that comes to mind is Senn but iirc they said they would still be looking around the UCity area.

^^ Would be amazing to see Billy Busch or any micro do something with old Falstaff #10. The way that Building towers over the intersection of Gravois and RUSSELL and from 55..... would be amazing to see that building brought back to life. In my opinion, outside of Lemp, this is the best building in the city for a microbrewery.

So with Kraftig saying they are looking in the city (per KMOX) is the good money on The Armory redevelopment?

Also, anyone know how the Griesedieck Bros. brewery project is advancing in Baden?
Like I've said before, I would much rather they redo Falstaff in BP. It would be iconic.

I don't really get a microbrewery in the Armory. Isn't it supposed to be mostly office space? Why would that setting drive people to a microbrewery? Or in this case, just a macrobrewery?
In the short term, can see your point of why the Armory doesn't seem ideal choice. Especially a unimaginative single story building next too some office space.

However, I also a long term play that makes sense to me when you consider

- Armory Phase II Hotel tower & platform giving direct access to Grand Ave. The hotel might one of the best additions to the area if you add some height, rooms, conference space to cater to medical crowd and most importantly a well designed platform to Grand Ave viaduct. The hotel and any conference space adds instant patrons even if it is more about food
- Green Streets and Lawrence Group follow through with building a pedestrian bridge that ties to the foundry that ties to the trestle to the new path to Boyle metro link station and you got one of the most dynamic interesting urban trails in the city with plenty of development going up around it.
- The platform to tie into Grand matters when go a short ways south too a new $500 million medical facility breaking ground and the real possibility that SLU might give up land for development finally.
- Or go a shorts ways north on Grand and you got SLU adding housing and movement again in Grand Center from Lawrence Group/Bull Moose moving forward on hotel as well as rumblings of housing by Pulitzer group.

In other words, location at Armory is right smack in the middle of a new development district that is already starting to see what CWE has enjoyed the last several years.

The area IMO would explode if the City/SLU would put FPP and Grand @ grade with a streetcar running down Grand to north & south with Grand Ave metrolink as its center point.

Agreed.

Can't imagine what the inside looks like though.

From what I remember when talking with them at the last Heritage Fest, I think they own the 2nd Baptist Church building, but were having trouble getting permits etc etc... Its been almost 4 years since they announced it though, so I'm just assuming its never going to happen. Too bad, would have loved to sit and enjoy beers in that cloister.

For anyone unfamiliar with the 2nd Baptist Church building: https://www.builtstlouis.net/churches/church24-6.html
Yes, the biergarten alone would have been worth it.

^^ gopherlou,

yeah, the holy corners spot would've been great... not quite sure what's going on with that church but there's been some recent permitting (at least within the last year or so) for Saint Louis Children's Hospital but I have no idea on details. Anyway, if it's not a go for Cathedral hopefully they can find a neat spot elsewhere.

Modern Brewing has applied to open an 11,570 sf brewery in the old Auto Beauty building on Lockwood in Webster, across from Straub's. The development will also include a rooftop restaurant/event space run by the Olive + Oak owners.

Will they be moving everything into that location, or keep the place on Manchester as a tasting room?

^ from talking with the owner at the Manchester location i'm pretty sure they're looking to move. sounds like their leasing situation at the current location is not ideal.

^Ah. It seems common with the past expansions of others in the area (Alpha, UCBC, Side Project) to keep both, so I wouldn't have been surprised.

That location will certainly be more prominent what they have now; I must have driven past their entrance 2 or 3 times on my first visit.

And the location is just horrid, IMO, all around. It feels like you're drinking in a garage.

That's a good location for them.

Looking at google street view it looks like a good building for a brewery. Big windows. I like it.

It's a great building and location. Parking will be interesting, but apparently they've reached an agreement with the Webster Groves School District to use parking lots at two nearby schools.

Yea - I'm not sure they could have found a better spot. Pretty excited for them - they needed a rebrand anyway. :P

Love the front doors.

I think they should cover the brick between that doesn't match the historic structure with some kind of signage.

Am I the only one that wishes Modern would stay in the City? Nothing against Webster and the new location is great and certainly a huge step up from their current situation, but it would have been great to see them stay in the City and help anchor an up and coming neighborhood the way other breweries have done.

they were trying to get a building near the Armory project (not sure if to buy or lease) but the owner wanted something outrageous, so now that building is going to be razed for parking and Modern is going to Webster Groves.

That I had not heard. Sorry to hear it. :( Yes, I wish Modern would stay in town, but I will wish them the best just the same. And I've no doubt there will be more breweries in the city going forward. Hopefully some large ones. We have some great brewers here.

That is the most St. Louis style sequence of events. Business flees the City for the burbs...City ends up with one less business, one razed building, and one more unnecessary parking lot.
