next time all you back alley travlers get down Locust, note the construction

at both 3010 and 3016 Locust!

We have about 80% pre SOLD of the sale units.

And we have about a dozen units hitting the market in about 3 month

which will be for lease..

Locust st. is one of my favorite streets in the city. There is a ton of development potential along here, both new and rehab. I am really glad people are starting to take notice. Its a great street to bike down too because the traffic is not too fast and its a lot smoother than olive, which makes me wonder why bike st. louis put a path on olive.

Mark, have you heard development rumors regarding the huge, vacant block on Locust? So much of Locust remains intact, and it's crazy to see that enormous open lot - I'm guessing it's going to be a hot property soon.

SLU should have just purchased an old shopping mall (think: Northland or Northwest Plaza) for their school, so they could have a SEA of parking around it!!

I'm actually kind of surprised that it hasn't been paved over, at least to provide parking on a temporary basis.

Aside from the vacant lot, the area has grown in quite well, especially compared to what it was five years ago. I know of a few professional businesses that have set up shop along the street within recent memory, as well as numerous other storefronts alongside of them.

This could be a hot spot for new construction once enough people come into the existing structures.

GC you are correct. Locust is not what it use to be. I can remember 10 years ago not feeling very safe after dark. It is only the beginning. We are not done with developing or bringing in new types of businesses.

I've heard a lot about the locust retail revival, but seeing as this thread is in the residential forum, what are the current residential options? Seems to me like this would be a nice area for a few low-mid rise towers. With all the new retail, close proximity to downtown and midtown, and rather unobstructed views of the skyline. Thoughts?

I have thought the same. The lot in question would be perfect for some low-midrize towers. This area has great potential and it is always exciting to image a downtown to midtown contiguous area that is lively and vibrant. Keep it up and lets connect wash ave, downtown west, locust (midtown alley), and slu.

Agreed. The area is very undeveloped for what it could be, and it is begging for new construction.

While we are years away from full development of this ideal scenario, connecting Downtown to Midtown seamlessly, I do envision a future time when the amount of new construction and constructive rehabilitation transforms the area so much that Olive becomes a drive comparable to Market in the heart of Downtown, with heavy traffic and the consideration of marquee address status.

As I sat on the patio at Buffalo Brew House the other day, I was thinking that it would be great to see new development on the south side of Olive, east of Pappy's - perhaps SLU/Harris-Stowe would be willing to develop mixed-use buildings close to the sidewalk.

I could see Locust and Olive taking off first, with hopefully Washington eventually following behind. At one point, it was sounding like the Harbor Light mission was interested in moving out of the area so as not to be a hindrance to its rebirth, but I haven't heard anything about that in quite a while.

It looks like some ground has been torn up on the site of the new parking garage/retail development on Olive, just east of Lush. There's one of those big cement thingies there too - I can't tell if it's for the garage or if it's part of the building that Integration is renovating immediately to the north.

After eating at Buffalo Brew House, Fountain on Locust and now Pappy's over the last few weeks, we're going to try The U this weekend - I'll try to remember to bring my camera with me so I can snap some pics.

the cement thingy is for our 3010 and 3016 development, it sits on the lot we hope to develop into a combination garage/retail and condo development which we are still looking to make happen on a smaller footprint.. thanks for patronizing the businesses in this area!

We're just completing the rental units at 3010 Locust and expect them to hit the market in August .. they are really different, one unit in the center is EGG shaped with windows all alonng the north facing ceiling line..nothing like it in the city! and the 3016 portion of the project is moving along very well also, this building is business first floor ( pre sold!) and for sale units on the second ( only ONE left! ) this is one of the only area's in the city where property is still moving quickly!

If anyone's interested in meeting one night at the Buffalo Brew and taking a quick tour let me know and I'll try and set it up.

Are these ready for lease now? I'm actually looking for a new place this week! Looking at CWE, Grove, Midtown and Downtown. Hmmmm...
